Jomtien is Pattaya's most balanced location – and my most frequent recommendation for first-time international buyers.
The roughly six-kilometre beach south of Pratumnak Hill is wider, quieter and more family-friendly than the bustling Beach Road: an upgraded beachfront promenade, a relaxed atmosphere – and yet the full infrastructure right on your doorstep.
Here you'll find the largest selection of new-build and off-plan projects in all of Pattaya – from compact to luxury, for almost any budget. Quality of life, strong rental demand and a moderate entry price come together in Jomtien in a particularly balanced way.

Why Jomtien for international buyers?
Jomtien combines a wide, quiet beach with Pattaya's largest selection of new builds and balanced prices. How high is the rental yield in Jomtien?
Jomtien leads the Pattaya field with an average gross rental yield of around 7.3 % – strong demand at moderate purchase prices. This is a realistic guide value, not a guarantee; the actual yield depends on the project, location and rental model.
What does a condo in Jomtien cost?
Per-square-metre prices range from roughly 138,000–220,000 THB/m² depending on the project and location. Specific new-build units currently start at around 116,000 € (e.g. Embassy Life); beachfront high-rise projects are higher. All prices are guide values (as of June 2026).
Can I buy a condo in Jomtien as a foreigner?
Yes. As a foreigner you can purchase a condo in Thailand in your own name as Foreign Quota ownership (Freehold) – up to 49 % of a building's total area is available to foreign buyers. For every project I check whether Foreign Quota units are still available.
Which projects are right on the beach?
Several of the projects listed here are beachfront or near the beach – including Seaspire Jomtien and SKYPARK Lucean. Others such as Aquarous or Embassy Life are on the well-connected Second Road, with the beach just a few minutes away.
