The off-plan advantage – why buy early?

Buy early in the construction phase and you pay considerably less than the later completion price – depending on the project and timing, up to 40 % below value. That advantage is already locked in at handover, before the normal appreciation even begins. At the same time, a payment plan spreads the purchase price across the entire construction period – typically around 30 % on signing, then instalments every 6 months and a final payment of roughly 20 % on completion. This way you tie up little capital while the value is already growing.

Frequently asked questions about returns

How do I calculate the rental yield of an apartment in Pattaya?

Gross yield = annual rent ÷ purchase price. For the net yield, subtract the ongoing costs – for a well-managed condo, roughly two months’ rent per year (management + letting). In Pattaya, around 6–8 % gross is realistic.

What does the off-plan advantage mean?

With an off-plan purchase (new-build under construction) you buy early, below the later completion price – up to 40 % depending on the timing. This price advantage is already realised at handover, on top of the normal appreciation.

How does the off-plan payment plan work in Thailand?

Typically around 30 % on signing (incl. reservation), followed by instalments every 6 months in line with construction progress and a final payment of roughly 20 % on completion. The calculator models any plan flexibly.
