Pattaya's quiet, upscale north. Naklua has retained its original Thai character – with a fish market and a relaxed pace – while the fine-sand Wongamat Beach ranks among the city's most beautiful. Ideal for buyers who want peace and quality of living while still being just 10 minutes from the centre.
The pulsing heart around Beach Road, Central Festival and Terminal 21. Best infrastructure, short distances and the highest rental demand – the first choice for buyers focused on returns and short-term lettings.
Lively South Pattaya around Walking Street and the Bali Hai Pier. A great deal of high-quality new construction is currently going up along 3rd Road – good connectivity, strong rentability and attractive entry prices.

That depends on your goal. For maximum rental yield and short-term letting, Central and South Pattaya as well as beachside Jomtien are strong. If you want to live there yourself or let it out long-term, you'll often feel more at home in Jomtien, on the quiet Pratumnak Hill, or in upscale Naklua/Wongamat. I'll advise you free of charge and in English on which location suits your plans.
In our experience, central, walkable locations (Central & South Pattaya) as well as high-demand Jomtien achieve the best lettability. Jomtien leads the field with around 7% gross rental yield – these are realistic benchmark figures, not guarantees; the actual yield depends on the project, location and letting model.
Most of the projects shown here lie between direct beachfront and roughly one kilometre from the sea; a few developments in the quieter hinterland are somewhat further away, but in return are more affordable and more generously laid out. You'll find the exact distance to the nearest beach in the table for each project.
