Grand Bay View is a twin-tower new build in the heart of Pattaya, right at the junction of Soi Buakhao and 3rd Road. Where the city is at its liveliest, two towers of 45 floors each will rise: 1,114 units from compact studios to a 227 sqm duplex penthouse, plus 280 parking spaces.
All units are handed over fully fitted: built-in kitchen with electric hob, extractor and microwave, wardrobes, air conditioning and water heater are included in the price. Move in with minimal effort, or rent out straight after handover.
Grand Bay View is developed by the team of Maimon David Marsiano, who according to the developer brings over 20 years of Pattaya real-estate experience and has delivered projects such as City Garden, The Grand Avenue Residence, Cosy Beach View, Centara Avenue and Avenue Boutique. Foreigners buy within the Foreign Quota under the Thai Condominium Act.
My advice is completely free of charge for you as the buyer, the developer pays the commission. Construction is scheduled to start in Q3 2027, with completion planned for Q4 2030; 15 percent of the purchase price is only due at handover.

Grand Bay View spreads its amenities across six levels in both towers, from the kids’ pool by the lobby to the sky lounge on level 43. Each level has a clear purpose, from family afternoons to co-working with skyline views.
Tower B, level 1: Kids’ pool and restaurant right by the hotel-style lobby.
Towers A & B, level 3: Gym, yoga studio, golf simulator, game room, kids’ club, spa and salon.
Tower B, level 41: Pool, jacuzzi, sauna, steam room, ice bath and onsen above the city.
Tower A, level 41: Bar, restaurant and garden terrace overlooking Pattaya.
Towers A & B, level 43: Sky club and cardio gym in Tower A, sky lounge, co-working space and meeting rooms in Tower B.
All units are handed over fully fitted, with built-in kitchen, wardrobes, air conditioning and water heater. According to the price list, sea-view units are available from the mid floors, while city-side units offer the lower entry prices.
Plus a private theatre, yoga, co-working and a five-star hotel service with concierge and in-unit laundry. All units feature high ceilings and floor-to-ceiling glass.

Prime location in Central Pattaya
Grand Bay View sits at the junction of Soi Buakhao and 3rd Road, in the middle of Pattaya’s residential and entertainment centre. For long-term tenants, Soi Buakhao is arguably the most sought-after address in town: street food, markets and hundreds of restaurants on the doorstep, with short distances in every direction.
Tukcom IT mall is around 400 metres away, Central Pattaya (Central Festival) about 650 metres, Walking Street roughly one kilometre. Pattaya Beach is about 1.5 kilometres away and U-Tapao airport around 45 minutes by car (straight-line and driving-time estimates).
