Zensiri Residences targets a group rarely served by new builds in Pattaya: buyers who live here permanently or for extended periods and need genuine living space. Two bedrooms, two bathrooms and more than a hundred square metres form a category of their own in a market dominated by compact studios.
At roughly 81,000 to 95,000 THB the price per square metre sits well below what residential towers in Pattaya command. Entry starts at 8,808,558 THB for a two-bedroom apartment of 104 sqm. Handover is turnkey, so units can be occupied or let immediately. Realistic gross rental yields in the Pattaya market range from roughly 5 to 8 percent depending on location and letting model.
The one-bedroom units are already sold out and around 36 percent of all units have been taken. The payment plan follows construction: 200,000 THB reservation, 30 percent on signing, then six instalments of 10 percent every 90 days and 10 percent on handover.

Zensiri Residences sits in a quiet residential part of Jomtien, reached via Soi 17 and Soi 9 Thepprasit Road, Soi 54 Sukhumvit Road and Jomtien 2nd Road.
Shops, bars and a 7-Eleven are 300 metres away, downtown Jomtien 900 metres. Jomtien Beach and the immigration office are each 2.5 kilometres away, Sukhumvit Road 3.5 kilometres and Walking Street around 5 kilometres. Above all the size of the apartments and the scale of the development. Instead of several hundred compact units in a tower there are just 126 apartments in two seven-storey buildings, and at 104 to 134 square metres these are genuine family homes with two bathrooms. Add to that three saltwater pools set in landscaped gardens.
Which unit types are available and what do they cost?
Type C with one bedroom (59.35 sqm) is already sold out. Type B with two bedrooms and two bathrooms measures 104 to 110 square metres and starts at 8,808,558 THB. Type A is a corner unit with three bedrooms, two bathrooms and 134.21 square metres from 10,886,109 THB. The price lists show a separate foreign quota and Thai quota price for every unit.
Can foreign buyers acquire full ownership here?
Yes. Purchase is possible as freehold, meaning unrestricted ownership registered on the Chanote at the Land Office. A leasehold purchase is also available. For international buyers the building’s foreign quota applies, which is stated for every unit in the price lists.
What does the payment plan look like?
The reservation fee is 200,000 THB. On signing the contract 30 percent is due, followed by six instalments of 10 percent every 90 days. The final 10 percent is payable on handover. The purchase contract with the developer is always decisive.
What are the running costs?
The common area fee is 50 THB per square metre per month, payable annually in advance. A one-off sinking fund of 500 THB per square metre is due on transfer of ownership. Optional furniture packages cost 700,000 THB for Type C, 900,000 THB for Type B and 1,100,000 THB for Type A.
