Buying a condo in Thailand: the clear process

The honest answer with numbers, for international buyers

The short answer

The purchase runs in clear steps: define goal and budget, select the project, reserve the unit, sign the sale-and-purchase agreement, transfer the money from abroad with FET documentation, then register ownership at the Land Office. Foreigners buy full freehold within the 49 percent Foreign Quota. A notary does not exist and is not needed.

Why the FET matters

The Foreign Exchange Transaction record proves your money entered Thailand from abroad, which is the condition for foreign freehold registration and for repatriating funds later. Details on the FET page.

Off-plan payment logic

Off-plan purchases split the price into build-stage instalments, often 2 to 4 years, with roughly 30 percent around contract and about 20 percent at handover. How to buy off-plan safely is covered here.

Frequently asked questions

Can foreigners really own a condo?

Yes, full freehold in your own name within the 49 percent Foreign Quota of each building, registered on the title deed at the Land Office under the Condominium Act.

Do I need a lawyer?

For standard new-build purchases from vetted developers usually not; for resale or special structures an independent review is sensible. We say honestly which case you are in.

How long does the process take?

A completed unit can transfer within weeks once funds arrive; off-plan follows the build timeline with registration at handover.
