How does the sale work legally in Thailand?
Thailand has no notary. Buyer and seller sign a sales contract and the ownership is transferred at the Land Office against payment. I guide the whole process and work with experienced lawyers.

Typically the title deed (Chanote), the original purchase contract, Foreign Quota documents (for Foreign Freehold), plus details on sinking fund and running fees.
