Every tool from Der Pattaya Makler is free and works without an account. The Pattaya Price Index shows new-build prices per square metre by area, currently 115,000 to 260,000 THB per square metre, and the raw data downloads as CSV under CC-BY-4.0. The investment calculator works out rental yield and payment plan, the comparison tool puts projects side by side, and the location map places every vetted project on the map.
When you want to talk it through, book an appointment online. Entry into a vetted new-build project starts at around 2 million THB, roughly 53,000 euro, and close to the beach the market starts at about 2.6 million THB. As a buyer you pay 0 euro commission.

Data, sources and licence
The figures in the price index and the market report come from official developer price lists of the vetted projects, each one dated, complemented by clearly marked portal asking prices and market data from CBRE, REIC and the Bank of Thailand. Asking prices are explicitly not closing prices, and the table says so.
The raw data is available as CSV under the CC-BY-4.0 licence. You may reuse it freely, including commercially, as long as you credit the source: Der Pattaya Makler, derpattayamakler.com. As a conversion guide we use 38 THB per euro and 41 THB per Swiss franc, daily rates differ.
Common questions about the tools
Are these tools really free?
Yes. The price index, market report, investment calculator, comparison tool, location map and appointment booking all work without an account and without payment. Only the free guide and the Pattaya Letter need your email address, because we send the material to you. As a buyer you pay 0 euro commission anyway, our fee comes from the developer.
Where do the numbers in the price index come from?
They come from official developer price lists of the projects vetted by Alexander Reifenschneider, each one dated, complemented by clearly marked portal asking prices and market data from CBRE, REIC and the Bank of Thailand. Every project figure carries its source in the table. The index is published quarterly and the current edition is July 2026.
May I reuse the CSV data?
Yes. The raw data of the price index is published under the CC-BY-4.0 licence and may be reused freely, including commercially, as long as you credit the source derpattayamakler.com. That covers presentations, articles and your own analysis.
