With over 15 years of experience as a real-estate agent and 8 years directly in Pattaya, I am your most reliable English-speaking point of contact for condominiums in Thailand. When I emigrated to Pattaya myself, I got to know the market from the inside – developers, the legal framework, real prices, real risks.

Clear answers to the questions that matter before every condo purchase in Pattaya – in English, without jargon, from your agent on the ground.
Yes. Foreigners may acquire up to 49% of the total floor area of a condominium building in freehold (full ownership). That means: you are registered as a foreigner as the full owner – without a Thai partner, without workarounds. I guide you through the entire legal process in English.
For buyers, the advice, brokerage and support are completely free of charge. The commission is paid by the developer or seller – a common and well-established system in Thailand. You pay not a cent more than buying directly from the developer.
Freehold means: you are the permanent, full owner – registered in the land register (Chanote). Leasehold means: you acquire a long-term right of use (usually 30 years, renewable). For foreigners buying a condo, freehold is the clearly preferred and safest option. I explain in detail what suits your situation.
For new-build projects the process typically runs in phases: reservation (deposit), contract signing, instalment payments during construction, transfer of ownership upon completion. For existing properties the entire process usually takes 4–8 weeks. I personally accompany every step.
Typically you will incur: maintenance/common area fee (depending on the project, approx. 30–80 THB/m²/month), electricity by consumption, water by consumption, and a one-off sinking fund (reserve) at purchase. For every project I give you a precise overview of all costs – so you never face any nasty surprises.
