Embassy World: Pre-Launch Campus in Jomtien

Embassy World is a low-rise campus in the Jomtien hinterland: six buildings of eight storeys each, connected by pool landscapes, gardens and amenity worlds — around 1,060 units according to the preliminary plans. Instead of a single high-rise, Empire Group is creating a coherent resort quarter.

The units are compact and rental-friendly: studios of 25 to 29 sqm, one-bedroom units of 33 to 35 sqm, and combinable two-bedroom layouts of 50 to 69 sqm created by merging two units. According to the developer documents, units are handed over with a furniture package: kitchen with fridge and hob, built-in wardrobes, fully fitted bathroom and hot water.

Behind the project stands Empire Group, which by its own account has delivered 16 projects with more than 6,000 homes — including the sister project Embassy Life in the direct neighbourhood (per the master-plan rendering). For earlier projects such as Enclave, The Orient Resort and Spa and City Center Residence, the developer points to Thailand Property Awards distinctions.

Embassy World is in its pre-launch phase: the official price list, payment plan and timeline have not been published yet. That is exactly the opportunity to be early — I will inform you on the day of publication. My advice is completely free for you as a buyer; the developer pays the commission.

Furniture package included: According to the sales documents, units are handed over with a furniture package — kitchen with fridge, hob and cabinets, fully fitted bathroom with hot water, built-in wardrobes and air conditioning. For landlords that means no fit-out phase: rent out from handover.

Smart home as standard: App control, digital door lock with video camera, air purifier with PM2.5 monitoring and digital temperature control are planned for all units — a specification level still rare in Pattaya’s low-rise segment.

Foreign quota under the Condominium Act: Up to 49 percent of the residential area can be owned by foreigners as freehold, registered in your name at the Land Office. The details are governed by the purchase contract with the developer — I review it with you before you sign.

Embassy World rises in the quiet Jomtien hinterland, in the area around Chaiyapruk 2 and Soi Wat Bun — between Jomtien Second Road and Sukhumvit Road. Per the master-plan rendering, the sister project Embassy Life and the Empire Tower are in the direct neighbourhood, as is the Wat Bun Kanchanaram temple.

The location logic: Jomtien Beach with its promenade and night market is quickly reached, while hinterland price levels typically stay below beachfront locations — the combination long-term tenants and yield-focused buyers look for. Via Sukhumvit Road, Central Pattaya and the Eastern Economic Corridor transport axes are directly connected.
