In a nutshell: East Pattaya – the green hinterland around Mabprachan Lake and Siam Country Club – is the premier address for families and home buyers looking for more space for their money in Pattaya. Here you can find pool villas with gardens from around 6M THB (approx. €155,000), championship golf courses on your doorstep, and renowned international schools. DACH buyers can hold property in a house and land securely via leasehold or a company structure – and I take care of all of that for you.

Where is East Pattaya – and why does it attract families?

When Pattaya newcomers picture the city, they think of the beachfront and high-rises. East Pattaya is the opposite: the hilly hinterland east of Sukhumvit Road, stretching from the residential areas around Siam Country Club, across Mabprachan Lake (Mab Prachan Reservoir), and out to Huai Yai and Pong. Instead of condo towers, the landscape here is defined by pool villas, townhouse estates with private gardens, and expansive gated communities.

The appeal for DACH families is clear: more square metres, more privacy, and a quieter, greener environment – often at significantly lower prices per square metre than beachside properties. If you're looking for a home with two or three bedrooms, a pool and a carport, you'll find it in East Pattaya – not in Wongamat or Pratumnak. At the same time, from Mabprachan Lake you're only 15–25 minutes from the beaches of Jomtien or the city centre.

Pool villas in Pattaya: what does a house in the hinterland cost?

The hinterland is Thailand's classic "house with garden" region around Pattaya. The price range is wide, spanning from simple townhouse pool villas to luxury residences. Current listings (2026) break down roughly as follows:

For comparison: a new 2-bedroom condo at the beach can easily cost 8–12M THB for 60–75 m². In East Pattaya, the same budget gets you a complete house with a private pool and garden on its own plot. That leverage – more space for your money – is the core argument for families. Ongoing costs of a villa

In gated communities you pay a monthly or annual fee for security, roads, irrigation and landscaped common areas – typically 1,500–4,000 THB per month, depending on the development and its facilities (clubhouse, communal pool). Golf in Pattaya: championship courses right on your doorstep

East Pattaya is one of Southeast Asia's finest golf destinations. Within an hour's drive there are more than 25 courses of international standard – and the most famous are right in the hinterland:

  • Siam Country Club Old Course – the legendary layout, a regular host of the LPGA Thailand.
  • Siam Country Club Plantation – a 27-hole layout featuring a distinctive triple green, dramatic elevation changes and panoramic views over Pattaya.
  • Siam Country Club Waterside & Rolling Hills – modern, player-friendly courses with water hazards and gentle fairways.
  • Burapha, Pattaya Country Club, Phoenix Gold – further established courses within a short drive.

For many DACH buyers this is a lifestyle argument: a home where you can be on the first tee in 10 minutes simply doesn't exist at the beach. Golf also drives demand in the hinterland – locations directly on or close to the courses are particularly sought-after.

International schools: the reason families move here

Few things anchor a family to a location like their children's school. This is where East Pattaya scores most strongly – the region's leading international schools are in or right beside the hinterland:

  • Regents International School Pattaya – part of the Nord Anglia network, offering a British curriculum and IB Diploma, with over 200 activities spanning sport to music. One of the largest and most established schools on the Eastern Seaboard, around 20 minutes from the city centre.
  • Highgate International School – the new campus in East Pattaya near Siam Country Club, opening August 2026, featuring a FIFA-standard football pitch and a partnership with Manchester City.
  • Further options such as Rugby School Thailand and St Andrews are reachable within a reasonable drive.

The proximity to these schools is the primary reason why a stable, affluent expat community has formed around Mabprachan Lake – complete with international restaurants, sports clubs and family-oriented amenities. For landlords this means financially solid tenants with longer leases, often families who stay for a school year or more.

Location & connectivity: quiet, but not remote

"Hinterland" might sound far away – but it isn't. East Pattaya is excellently connected via Sukhumvit Road, several link roads and Motorway 7:

Buying a house and land in Thailand: structuring ownership correctly

With a condo, a foreigner can hold a unit directly in their own name (Foreign Quota / Freehold) – but that's rarely the topic in the hinterland, where we're dealing with houses. For a house and land: as a foreigner you can own the building in your own name, but direct foreign ownership of the land is not permitted. There are two well-established, legally secure routes:

1. Leasehold (long-term lease of the land)

You lease the land long-term – typically 30 years, registered at the Land Office – and own the house on it in your own name, often secured via a right of superficies. This is the most straightforward route and the first choice for many buyers. When it comes to the specific contract terms, I ensure everything is registered cleanly and in line with current law.

2. Thai Limited Company

The land is held through a properly managed Thai company. This structure is widely used but must be set up correctly and substantively from the outset – with genuine shareholders and proper accounting. This is exactly where my local network is invaluable: I work with experienced, reputable law firms and accountants who establish and maintain such companies in full legal compliance.

Money transfer & taxes

As with a condo, the purchase amount should be correctly transferred from abroad to Thailand so that the ownership or lease registration proceeds smoothly. East Pattaya as an investment: capital growth & rental yield

Houses in the hinterland are primarily owner-occupier and family properties – but they are also viable as investments. Ongoing market price growth across the region runs at approximately 3–5% per year; established locations at Mabprachan Lake and on the golf courses are particularly value-stable, as land is limited and in demand. Gross rental yields – as across Pattaya – are realistically around 5–8% per year; for houses this tends to be at the lower to mid end of that range, offset by longer, more stable tenancies from families.

Buyers targeting maximum appreciation during the construction phase often combine a house for personal use with an off-plan condo as an income-generating asset. In the early build phase, new units can be up to 40% cheaper than at completion – that is capital gain, not rental yield, and should be evaluated separately.   • Home buyers & nature lovers – who want a garden, a pool and space rather than a high-rise apartment.
  • Golfers – who want to be on the first tee within minutes.
  • Long-term residents & retirees – looking for a permanent home with a sense of community.

Those who prioritise nightlife, the beachfront and short-term holiday rentals will be better served by Jomtien, Pratumnak or Wongamat.
