Pratumnak Hill: Pattaya's Quiet Premium Location

In brief: Pratumnak Hill is Pattaya's quiet premium location – a wooded hill between Pattaya Beach and Jomtien, often called the "Beverly Hills of Pattaya". Buying a condo on Pratumnak Hill in Pattaya gives you central convenience without the hustle, plenty of sea-view positions around Cosy Beach, and scarce building land that underpins long-term value. Off-plan new builds typically start at around 120,000 THB/m², with prime positions reaching around 200,000 THB/m².

Why Pratumnak Hill is considered Pattaya's premium location

Pratumnak Hill – in Thai Khao Phra Tamnak, also known as "Buddha Hill" – is the green rise that separates Pattaya from Jomtien. While the beach promenades on either side pulse with activity, condo towers here peek out between tree canopies, hotel pools gaze out over open sea, and in the mornings you're more likely to hear birdsong than traffic. It's precisely this contrast – in the heart of the city yet tucked away – that makes this district the first choice for discerning buyers.

The nickname "Beverly Hills of Pattaya" is no accident: the hillside setting creates many apartments with genuine sea views, the development density is lower than in the city centre, and upmarket hotels such as the Royal Cliff have shaped the area's image for decades. Residents are just five to ten minutes by car from both Central Pattaya and the tranquil Jomtien Beach – a locational advantage that few other districts can match.

Location and accessibility at a glance

  • Central yet quiet: between South Pattaya and Jomtien, approximately 5–10 minutes in either direction.
  • Sea-view hillside: views over Pattaya Bay, Beach Road, and on clear days as far as Koh Larn.
  • Bali Hai Pier: the ferry terminal for Koh Larn (Coral Island) sits at the foot of the hill.
  • Cosy Beach: a sheltered, small sandy cove with beach restaurants and far less bustle than the main beaches.

What Pratumnak Hill has to offer – beaches, views, everyday life

The centrepiece for many owners is Cosy Beach: a short, hillside-sheltered strip of sand with a handful of beach restaurants and far fewer intrusive beach vendors than along Pattaya Beach Road. Those who prefer more space will find Jomtien Beach just minutes away – ideal for long beach walks.

At the top of the hill sit the Pratumnak Hill Viewpoint and the 18-metre gilded Big Buddha (Wat Phra Yai), erected in 1977. The public viewpoint with its outdoor gym is a popular evening gathering spot to watch the sun set over the Gulf of Thailand – free of charge and no planning required. This blend of nature, panoramic views and tranquillity is what sets the district apart from the noisy city centre.

For daily needs, everything important is close by: supermarkets, international restaurants, spas, beachside clinics and the major shopping centres of Central Pattaya are all quickly accessible. You live in a secluded setting, yet with the full urban infrastructure right behind you.

Who a condo on Pratumnak Hill in Pattaya suits

Not every location suits every buyer. Pratumnak Hill plays to its strengths primarily across three buyer profiles:

1. Premium owner-occupation

DACH buyers who plan to move in themselves or spend several months of the year here, and who value peace, security and a genuinely prestigious address. The hillside setting with sea views and the upmarket neighbourhood create exactly the living environment that many are looking for.

2. Tranquillity plus proximity

Those who want the best of both worlds – a retreat in the evening, city life within reach – will find the ideal balance here. You've escaped the hustle without living in isolation.

3. Upmarket rental

Sea-view units in quality projects are in demand among well-heeled long-term tenants and holidaymakers. Rental yields are – as is typical for Pattaya's top locations – around 5–8% p.a. (gross), depending on project quality, fit-out and rental strategy. We explain in detail how that figure is realistically achieved in the article Rental yield realistically explained.

Prices on Pratumnak Hill: what does a square metre cost?

Pratumnak Hill sits in the upper-mid range of Pattaya's market – above Na Jomtien, but below the absolute top prices of Wongamat. For off-plan new builds (Foreign Quota), square-metre prices typically move as follows:

DistrictOff-plan THB/m²Character
Pratumnak Hill120,000–200,000Quiet, sea-view hillside, central
Wongamat / Naklua140,000–260,000 (peak 300,000+)Beach premium, exclusive
Central Pattaya130,000–200,000Urban, lively
Jomtien138,000–220,000Close to beach, wide promenade
Na Jomtien115,000–180,000Quiet, developing area

Converted to total price (approx. 38–39 THB/€), that means roughly: a studio from around 100,000 €, a one-bedroom unit around 120,000–170,000 €, a two-bedroom unit around 180,000–250,000 €. Sea views and higher floors sit at the upper end of the range. Note: these are indicative figures, not investment advice; portal prices are asking prices, not achieved sale prices. A detailed breakdown across all districts is provided in our Pattaya Off-Plan Price Report 2026, and what the total price actually includes is explained under What does a condo really cost?.

Scarce building land as a value driver

One often-underestimated factor: Pratumnak Hill is topographically constrained. The hill cannot be built on indefinitely – many plots are already taken or limited by slope and green-zone restrictions. This scarcity of supply underpins long-term value, unlike sprawling development areas where new towers appear continuously. Add to this the general market trend of around 3–5% annual appreciation in quality Pattaya locations, along with a new-build premium of around 20% over older resale properties.

Pratumnak Hill compared with Wongamat and Jomtien

Pattaya's three most popular premium and beachside locations differ clearly in character:

  • Wongamat / Naklua: the most exclusive beachfront location with the highest prices. Right on the beach, quietly elegant, but a little further from the centre. If maximum prestige and a beach position are your priorities, this is the place.
  • Jomtien: long beach, wide promenade, lively and family-friendly. Good value for money, many new-build projects, slightly denser development.
  • Pratumnak Hill: the quiet middle ground with hillside setting and sea views. More central than Wongamat, quieter than Jomtien, with a distinctive "hilltop living" feel. The most balanced choice for tranquillity combined with proximity.

Those who want to weigh the districts systematically against each other will find the full picture in the comprehensive district comparison. An example of a high-quality hillside project nearby is Marina Golden Bay; an overview of all current new builds is available under Projects.

Buying off-plan on Pratumnak Hill – how it works

Particularly in value-retaining locations like Pratumnak Hill, buying off-plan is attractive: in the early construction phase, entry prices can be up to 40% below completion-stage levels – a pure capital-appreciation opportunity, to be viewed separately from ongoing rental yields. Flexible payment plans that run in parallel with construction progress further spread the capital outlay.

As a buyer of a new-build unit from a vetted developer, you do not need your own lawyer: the sales contracts with the developer are standardised and reviewed – a clear advantage over private resale purchases, where legal review is advisable. Selecting the right, solid developer is my job – I'm on the ground to do exactly that. You can read more about the process under Buying off-plan in Pattaya and about payment models under Payment plan & financing.

Ownership structure and money transfer

Foreigners buy condos in Thailand under the so-called Foreign Quota as genuine freehold ownership (up to 49% of a building's total floor area). How Foreign Quota, freehold and leasehold differ for DACH buyers is explained in the article Foreign Quota, Freehold & Leasehold. For the transfer of ownership at the Land Office, the correct money transfer with a FET certificate is essential – details in the guide Money transfer & FET certificate.

Frequently asked questions about Pratumnak Hill in Pattaya

Why is Pratumnak Hill called the "Beverly Hills of Pattaya"?

Because of its wooded hillside setting with many sea-view units, its low-density development and its upmarket neighbourhood of luxury hotels. The district feels secluded and exclusive, yet sits centrally between Pattaya and Jomtien.

What does a condo on Pratumnak Hill cost?

Off-plan new builds typically start at around 120,000 THB/m², with prime sea-view positions reaching around 200,000 THB/m². In total price terms that means roughly from about 100,000 € for a studio up to around 180,000–250,000 € for a two-bedroom unit. All figures are indicative.

What rental yield can I expect on Pratumnak Hill?

As is typical for Pattaya's top locations, around 5–8% p.a. gross, depending on the project, fit-out and rental strategy. Sea-view units in quality projects are particularly sought after.

Is Pratumnak Hill better than Wongamat or Jomtien?

"Better" depends on your goal. Wongamat is the most exclusive beachfront, Jomtien is lively and close to the beach, Pratumnak Hill is the quiet, central hillside option. For peace combined with proximity, Pratumnak is often the most balanced choice.

Do I need my own lawyer when buying a new build?

For a new build from a vetted developer, no – the contracts are standardised. Legal review is advisable mainly for private resale purchases. I handle the developer selection for you.
