Where are Na Jomtien and Bang Saray?

Anyone who knows Pattaya only as a party strip tends to overlook the south. Around 10–15 kilometres south of the bustle of Beach Road, a completely different world begins: Na Jomtien connects directly to Jomtien Beach and stretches along the coast heading south. Further still, already in the Sattahip district, lies the former fishing village of Bang Saray – with its wooden pier, fresh seafood, and one of the cleanest beaches in the entire region.

Why the south of Pattaya is growing right now

The primary driver is the Eastern Economic Corridor (EEC) – Thailand's major development programme for the eastern seaboard. Its centrepiece lies practically on Bang Saray's doorstep: U-Tapao International Airport. After years of preparation, the approximately 300-billion-THB expansion project officially entered its construction phase in April 2026; the Royal Thai Navy is already building the second runway and taxiways. U-Tapao is set to become the region's third major airport alongside Suvarnabhumi and Don Mueang – complete with its own Aviation City and connections to the planned high-speed rail network.

Add to this the already-completed extension of Motorway 7 from Pattaya to Map Ta Phut/Ban Chang. The 32-kilometre motorway passes Sattahip and makes the south considerably more attractive for Bangkok weekenders and daily commuters alike. Na Jomtien or Bang Saray – which suits whom?

Na Jomtien

Na Jomtien is the direct bridgehead between lively Jomtien and the quiet south. Restaurants, beaches, and the shopping options of Jomtien are just minutes away, yet you live in a noticeably more tranquil setting. Some of the higher-quality beachfront developments are taking shape here, with expansive pool landscapes and clubhouses. Ideal for anyone who wants peace and quiet without entirely giving up on infrastructure.

Bang Saray

Bang Saray is the polar opposite of hustle: a former fishing village with a pier, fresh fish, a clean beach, and an almost neighbourly village centre. If you are looking for maximum relaxation, nature, and authentic Thailand – while at the same time benefiting from the U-Tapao effect – this is the place. Price levels are the lowest of all the locations compared here, which makes Bang Saray particularly exciting for early-phase investors.

How it differs from Jomtien

Jomtien itself is already established, livelier, and more expensive – with its beachfront boulevard, water park, and a large DACH community. Na Jomtien and Bang Saray are the "next wave": quieter, more affordable, still developing. Rental income and yield in the south

Rental demand in the south is driven by two groups: long-term residents (often DACH retirees and EEC professionals) and holidaymakers seeking a quieter beach experience. Across all Pattaya locations, gross rental yields of around 5–8% per year are realistic. In the more affordable south, the lower purchase price can work in favour of the yield calculation – though an honest assessment including vacancy and running costs remains essential.

Legal framework for DACH buyers

The Thai Condominium Act applies in the south just as everywhere else: foreigners can purchase condominium units under the so-called Foreign Quota – up to 49% of a building's total floor area may be held in full foreign ownership (Freehold). Particularly with new, sought-after beachfront projects, it is advisable to secure Foreign Quota units early, as they tend to sell out faster than the Thai-quota units.

If you want peace and quiet with the option of some buzz nearby, you get both within easy reach.

How much cheaper is the south really?

New builds in Na Jomtien are priced at around 115,000–180,000 THB/m², with Bang Saray often coming in below that. For comparison: Wongamat reaches 140,000–260,000 THB/m² and above.
