Central Marina
The former Central Center, now Central Marina, is only around 600 metres – about seven minutes on foot – from Terminal 21. The neighbourhood therefore has three major malls within walking distance – an offering unique in Pattaya.
Location, Transport and Getting Around
Central Pattaya is broadly divided into three parallel axes: Beach Road directly on the waterfront, Second Road one block behind it (the main commercial artery) and the quieter Third Road further inland. Running between them is Soi Buakhao, a roughly 1.7 km long street that buzzes around the clock, with markets, cafés, pharmacies, massage shops and bars – the social backbone for many long-term residents.
Getting around is wonderfully straightforward: the iconic Baht buses (songthaews) run fixed loops along Beach Road and Second Road; a journey within the city costs just 15–20 THB (as of April 2026). You can hop on anywhere and ring the bell to get off. For a walkable apartment, this means that even destinations beyond walking distance are cheap and hassle-free to reach – a clear plus for tenants without their own vehicle.

This represents a moderate, urban mid-range: more affordable than the absolute top end of Wongamat/Naklua, yet consistently in demand thanks to its central location and strong rental interest. Purchase Process, Ownership and the Off-Plan Advantage
For buyers from the DACH region, the form of ownership is central. In a new-build purchase you acquire the sought-after Foreign Quota – freehold ownership in your own name; up to 49% of the total residential floor area per project is reserved for foreigners.
