Pattaya project comparison: why a structured head-to-head makes sense
Anyone buying a new-build condo in Pattaya right now is spoilt for choice: in Jomtien and Central Pattaya alone, dozens of off-plan projects are running simultaneously. Glossy brochures all look alike – infinity pool, sky lounge, lobby like a five-star hotel. That is precisely why a sober comparison that sets two specific projects side by side line by line is so valuable.
This article does exactly that as an illustration, and is intended to serve as a template for you: you can apply the same criteria to any pair of projects on your shortlist. I deliberately use two real new builds from the same developer (AssetWise, listed on the Thai stock exchange SET) that suit completely different lifestyles – which makes the differences tangible without the comparison being unfair.
The two candidates in brief
Both projects are off-plan, both offer freehold within the foreign quota, both come from the same developer – and yet they target very different buyers.
Candidate A: Aquarous Jomtien – Beachfront Lifestyle
Aquarous Jomtien is located on Jomtien Second Road, approximately 500 metres from the beach. The project comprises two towers of 44 and 47 storeys with 606 residential units and five commercial spaces. Units range from 1 to 3 bedrooms plus penthouses, covering approximately 34.7 to 315.9 sqm. Over 85% of the units have a sea view. Completion is scheduled for the fourth quarter of 2027. Candidate B: Grand Solaire Noble – Skyline Address in Central Pattaya
Grand Solaire Noble is situated in Central Pattaya, within walking distance of Beach Road, the beach and shopping centres. The high-rise has approximately 50 storeys and around 1,750 units – from studios and 1- and 2-bedroom apartments to exclusive 3- and 4-bedroom units and VIP penthouses with private pools. This is where the two diverge most clearly. Aquarous scores on its proximity to the beach and the relaxed Jomtien atmosphere – ideal for those who appreciate the quieter south with its long beachfront promenade. Grand Solaire Noble sits in the heart of vibrant Central Pattaya, where restaurants, malls and nightlife are right on the doorstep. Which location suits you better depends entirely on your lifestyle. Building height, density and privacy
An often-underestimated criterion: how many units share the building and its amenities? Aquarous distributes 606 units across two towers – comparatively exclusive. Grand Solaire Noble concentrates around 1,750 units in a single high-rise. More units generally mean larger, more elaborate communal facilities and – based on the sinking fund – often a broader distribution of costs, but can also result in more activity at the pool and lifts. Both have their merits; what matters is your personal preference.
Facilities and amenities
Both projects compete at the top end. Aquarous focuses on wellness, with an onsen, steam room, sauna, sky fitness and yoga area on the upper floors, plus a family-friendly zone with a kids' club. Grand Solaire Noble leads with its spectacular 360° sky pool and rooftop dining as its landmark features. For rental appeal, it is less about the number of features and more about how well they are maintained over the years – a point I factor in when assessing the developer.
Reading the price per sqm correctly
On the price per sqm, both projects are expectedly close: Aquarous sits in the foreign quota at roughly 138,000 to 217,000 THB/sqm, Grand Solaire Noble broadly between 142,000 and 219,000 THB/sqm. This fits the market picture – Central Pattaya and beachside Jomtien both sit in the mid-to-upper segment, while the Pattaya-wide average across all locations is around 125,000 THB/sqm.
Important: the bare sqm price says little unless you also factor in finish level, location, floor and orientation. A cheaper unit in the north tower without a sea view is not automatically the better deal compared to a pricier one with an unobstructed view. At an exchange rate of approximately 38–39 THB/€, rough total prices work out as follows: 1-bedroom approximately €120,000–170,000, 2-bedroom around €180,000–250,000. These are indicative figures and not investment advice; portal prices are asking prices, not actual transaction prices.
The payment plan: often the deciding detail
This is worth a close look, as the models differ. Aquarous uses a completion-heavy model: 30% on signing the sales contract with the developer, the remaining 70% only on handover. This preserves liquidity during construction but requires a larger final payment. Many other projects – and Grand Solaire Noble depending on the phase – work with more evenly spread instalments over the construction period, typically 20–30% down followed by quarterly payments.
Which model is better depends on your liquidity planning. If you have the capital readily available, a completion-heavy plan can actually work in your favour. If you prefer to pay steadily, regular instalments give you more peace of mind. Both options are interest-free – a genuine advantage over conventional financing. Ownership structure and ongoing costs
Both projects offer freehold within the foreign quota – up to 49% of the total floor area of a condominium may be in foreign ownership. With off-plan purchases this quota is fully available at the start of the project, which is a clear advantage for early buyers. On ongoing costs, two items are worth noting: the common area fee (ongoing maintenance) and the one-off sinking fund (reserve fund). At Aquarous, for example, the common area fee is around 2 USD/sqm and the sinking fund approximately 16 USD/sqm of internal floor area – figures in line with industry norms. Which project suits which buyer?
A comparison is only useful once it leads to a decision. As a rough guide:
- Aquarous Jomtien suits buyers who value proximity to the beach, a more relaxed setting, a smaller-scale project and a wellness focus – and for whom a completion-heavy payment plan works well.
- Grand Solaire Noble suits buyers who want urban Central Pattaya, short distances to malls and restaurants, a spectacular skyline address and an extensive range of amenities.
For rental purposes both locations are in demand: beachside Jomtien and the central position in Central Pattaya each attract different tenant profiles. Across both projects you can realistically budget for a gross rental yield of approximately 5–8% per annum – more on this in Rental yield realistically explained. The off-plan price advantage (in early construction phases sometimes up to 40% below completion price) should be viewed separately – that is capital appreciation, not yield. On top of that comes ongoing market growth of around 3–5% per annum.

No, not automatically. More units often mean larger communal facilities and a broader distribution of costs, but can lead to more activity at the pool and lifts. A smaller project feels more exclusive. Both are legitimate – it comes down to your preferences and the developer's quality.
What should I focus on most when looking at the price per sqm?
Never compare the bare sqm price alone – always consider it in relation to location, floor, orientation and finish. A more expensive unit with an unobstructed sea view can be a better investment than a cheaper one without a view.
Which payment plan is better – instalments or completion-heavy?

Do I need my own lawyer for a new build?
