Every facility must be operated, cleaned, secured and maintained. All owners share these costs through the Common Area Management fee (CAM), informally called the "maintenance fee". It is calculated per square metre per month. Current indicative figures for Pattaya and Thailand:

The rule of thumb is: more and more elaborate facilities mean a higher CAM fee. That is not inherently bad—as long as the amenities also make the unit easier to rent. It only becomes a problem when you are paying for prestige elements that are rarely used.

In Pattaya a pool is not optional—it is essential. A generous infinity pool—ideally with sea or skyline views—is the single strongest selling and rental argument of all. Usable year-round in a tropical climate, it is relevant to almost every tenant and sits at the top of every wish list. Arguably the most important trend of recent years. Pattaya has become a hotspot for remote workers and digital nomads. This target group specifically seeks developments with a dedicated co-working area and fast fibre-optic internet (commonly 80–180 Mbit/s for around 500–1,000 THB/month in Pattaya). A well-designed co-working space with reliable Wi-Fi is now a genuine rent-price driver and noticeably sets a development apart from older resale properties.

Fully Equipped Fitness Studio

A modern gym with real equipment (not just two dumbbells in a corner) matters equally to long-term tenants and retirees. It saves the tenant the cost of an external membership and has become an expected standard in premium new-builds. The ongoing cost factor is modest; the perceived added value is high.

Sky Garden and Rooftop Lounge

A landscaped roof terrace or sky garden on an upper floor is a powerful emotional selling point—especially when it offers panoramic views over the bay. These spaces create exactly the resort feeling that sells Pattaya condos. They cost more to install but are moderately priced to maintain and contribute disproportionately to the development's image—and therefore its resale value.

Security, Concierge and EV Charging Points

24/7 security with CCTV and key-card access is a basic requirement for buyers and tenants from German-speaking countries and directly affects their sense of safety. A concierge/reception service raises the standard further. A newer addition that is increasingly in demand: covered parking with EV charging points—a clear advantage as the number of electric vehicles grows. The impact of facilities depends strongly on the neighbourhood. In premium locations such as Wongamat/Naklua (off-plan approx. 140,000–260,000 THB/m²) tenants and buyers expect a high resort standard—here a sky pool and concierge are almost mandatory. In Jomtien (approx. 138,000–220,000 THB/m²) and Na Jomtien (approx. 115,000–180,000 THB/m²), developments score particularly well with long-term tenants and remote workers when they combine pool, co-working and beach proximity.
