Price Index July 2026: Jomtien at 125,000 to 220,000 THB per m²
The quarterly edition of the Pattaya Price Index is live: new-build in Jomtien ranges from 125,000 to 220,000 THB per m², Wongamat and Naklua reach 260,000 THB with peaks above 300,000. Freshly verified: the Aquarous price list dated 10 August 2026 with a median of around 171,000 THB per m² in the foreign quota and 46 percent of units sold.

Added to the database as project number 25: a quiet low-rise development in Jomtien with units of 104 to 134 m², three saltwater pools and turnkey finishing. From 8,808,558 THB, around 232,000 euros, completion late 2027.

On 19 May 2026 the cabinet approved cutting visa-free entry from 60 to 30 days. The rule only takes effect 15 days after publication in the Royal Gazette, which was still pending at the end of July 2026. If you plan longer stays, the DTV, retirement or property visa is the better route; the property visa has existed since October 2025 for condos from 3 million baht.
