In brief: During a condo handover inspection in Pattaya, you systematically check the finished unit for defects before the keys are handed over – from tiles and electrics to water pressure and air conditioning. What is a handover inspection – and why does it determine your warranty?

The handover inspection (often called a "snagging inspection") is the moment at which your completed new-build condo is officially handed over to you. You walk through the unit together with a representative of the developer, check every room, and record in a protocol which defects still need to be remedied, by when, and at whose cost. Only then do you sign the handover protocol and receive the keys.

This may sound like a formality, but legally it is the most important day after the signing of the sales contract with the developer. The statutory warranty period begins to run from the moment of acceptance and handover. Under the Thai Condominium Act, the developer is liable from the date of registration for five years on the building structure (load-bearing elements, foundations, roof) and two years on all other components – meaning installations, surfaces, plumbing, and electrics in your unit. These minimum periods are mandatory and cannot be shortened by contract. Anyone who reports a defect within this period has a clear right to remediation; the developer must generally respond within 30 days of written notification.

That is precisely why a thorough inspection is so valuable: the more completely you capture the defect list on handover day, the more smoothly the remediation process runs. With a reputable, established developer – and I only work with such developers – this is a well-rehearsed, amicable process, not a battle. What a professional condo inspection in Pattaya covers

A professional inspector (or I, together with you) works through the unit room by room using a structured checklist. The focus is not just on cosmetic issues, but above all on function and safety. The key areas checked:

Surfaces and workmanship

  • Tiles checked for hollow spots (tapping test), cracks, chipping, and consistent grout lines
  • Walls and ceilings for cracks, damp stains, uneven paintwork, and filler patches
  • Floor-to-ceiling glazing for scratches, seals, and clean fitting
  • Doors and windows: do they close cleanly; are stops, handles, and locks fitted?

Electrics and plumbing

  • Testing all sockets, switches, and light points under load
  • Consumer unit, residual current device (RCD), and earthing
  • Water pressure at every tap, hot water, drains, and trap seals
  • Leak-tightness under sink, washbasin, and in the shower; no standing water

Air conditioning, balcony, and safety

  • Air-conditioning units: cooling performance, condensate drainage, no unusual noises
  • Balcony drainage and gradient (critical in Pattaya during heavy rain)
  • Smoke detectors, emergency lighting, and – where fitted – sprinklers
  • Cross-checking the specification against the sales brochure: kitchen, built-in wardrobes, sanitary fittings

Common findings at handover are rarely dramatic: a chipped tile edge, a paintwork touch-up needed, a scratched pane of glass, a missing door stop, a leaking silicone joint, or a tap that doesn't turn smoothly yet. The inspector documents every point with a photo and location and produces a numbered defect list (snagging report) that we attach directly to the developer's handover protocol.

What does a snagging inspector cost in Pattaya?

The good news first: a professional condo inspection is very affordable relative to the purchase price. Costs depend primarily on the size and complexity of the unit. As a guideline for Pattaya in 2026:

The conversion is based on approximately 38–39 THB per euro. Put those 130 to 390 € in perspective against a purchase price of typically 120,000 to 250,000 € for a 1- to 2-bedroom condo, and we are talking about a fraction of well under 0.3% of the investment. In return, you get clarity and a solid basis for demanding remediation while your leverage is greatest – namely before you have signed off.

When a professional snagging inspector is genuinely worth it

Not every handover strictly requires an external inspector – but in certain situations one is clearly advisable. My honest assessment from practical experience:

Particularly valuable for remote buyers from German-speaking countries

If you are based in Germany, Austria, or Switzerland and do not want to fly to Pattaya specifically for the handover, an inspector (or my personal accompaniment) is worth its weight in gold. You receive a neutral, photo-documented report and can approve the defect list remotely – without having to rely on a hurried video walkthrough. Especially with a classic off-plan purchase in Pattaya, there are often two to three years between reservation and completion; a thorough inspection brings that process to a professional close.

Worth it for large or high-value units

With a penthouse, pool villa, or large 2- to 3-bedroom unit there is simply more to check – more bathrooms, more air-conditioning units, more square metres of tiling. Here the higher value almost always justifies the professional eye.

I have been based in Pattaya since 2018 and have accompanied numerous handovers. My process for you as a buyer is deliberately straightforward:

  • Appointment coordination: I liaise with the developer to schedule the inspection date and allow enough time – a thorough inspection of a 1- to 2-bedroom unit takes one to two hours.
  • Structured inspection: We work through the unit with a checklist. On request I bring in a specialist inspector who uses measuring equipment to check water pressure, electrical circuits, and moisture levels.
  • Photo documentation: Every defect is recorded with a photo, room reference, and location, and compiled into a numbered list – presented in a clear, easy-to-understand format.
  • Defect management: The list is officially attached to the handover protocol. I follow up to ensure the developer rectifies issues within the deadline and verify the remediation at the follow-up inspection (de-snagging).
  • Key handover: Only once everything is in order do I recommend signing off. On request I also take meter readings (electricity, water) and handle registration with the building management.

Preparation: documents you should have ready for the inspection

To ensure the appointment runs smoothly, we prepare together in advance:

  • The sales brochure or specification sheet for cross-checking "promised vs. delivered"
  • Passport for identification on handover day

Frequently asked questions about condo handover inspections in Pattaya

Do I have to fly to Pattaya in person for the handover inspection?

No. Many of my buyers from German-speaking countries have the inspection carried out by me and, if needed, a snagging inspector, then approve the photo-documented defect list remotely. Travelling in person is an option, but not a requirement.

What happens if defects are found during the inspection?

This is perfectly normal and no cause for concern. The defects go into a list that is attached to the handover protocol. The developer rectifies them – typically within 30 days of written notification. I only recommend signing off once the follow-up inspection confirms everything has been resolved.

How long is the warranty valid after handover?

Under the Condominium Act, five years on the building structure and two years on the remaining components of your unit, each running from registration. Defects discovered after moving in can therefore still be reported within these periods.

Do I need my own lawyer for a new-build purchase?

With a new-build from a vetted, established developer, contracts are standardised – your own lawyer is generally not necessary and saves you costs. Resale from a private seller is different: there I recommend a legal review of ownership and the contract.
