In short: Soi Buakhao is the most honest part of central Pattaya: no beach promenade, no glamour, but markets, real daily life and the cheapest central apartments in town. Renting or buying here buys maximum everyday practicality per baht, in exchange for liveliness. This area check sorts what the street really offers, what stock and new-build cost, and for whom the maths works.
What Soi Buakhao is, and what it is not
Soi Buakhao runs through the centre parallel to the coast, between the arteries of Pattaya Klang and Pattaya Tai. It is the street of the long-term expats: street markets, cheap restaurants, workshops, laundries, all on foot. The beach is a good 15-minute walk or a few baht-bus minutes. What it is not: a promenade. If you want the sea from your balcony, look elsewhere; if you want a functioning city at your door, look here.
Renting: the budget centre
The stock around Soi Buakhao is among the cheapest central rental locations in town. Decent one-bedroom units in Pattaya start around 13,000 THB a month on a yearly contract, and older studios in the Buakhao area sit partly below that. In return you get functional buildings rather than resort compounds: pool and gym are not a given, location and price are the argument. Deposit and contract basics are in the guide renting a condo in Pattaya.
Buying: resale with a checklist, or new-build within walking distance
The resale stock is cheap but needs checking: building condition, sinking fund, management, free foreign quota and a clean Chanote title decide whether the low price is a bargain or a liability. New-build in the centre starts around 2.65 million THB, roughly 70,000 dollars, with the completed Olympus City Garden as the nearest example: a modern pool development minutes from Soi Buakhao, freehold in the foreign quota. The premium over resale buys substance, facilities and predictable costs.
Letting: long-stay tenants instead of holidaymakers
For investors Soi Buakhao works differently from the beach locations: demand comes from long-term tenants who want central and cheap, not from holiday weeks. That means lower rents per square metre but steady occupancy without seasonal holes. Within the realistic sitewide range of 5 to 8 percent, this location plays the steady card rather than the spectacular one. Model your case in the investment calculator.
The honest comparison
Against Jomtien, Soi Buakhao loses on calm and beach and wins on centrality and price. Against the central beach locations it wins on price and loses on prestige. Its real competitor is East Pattaya: more space for the money there, but nothing works without a vehicle, while Soi Buakhao is the most walkable residential area in town. All districts are on the location map.
Frequently asked questions
Where exactly is Soi Buakhao?
Right in the centre: Soi Buakhao runs parallel to the coast between Pattaya Klang and Pattaya Tai, framed by Second Road and Third Road. The beach is a good 15-minute walk or a few baht-bus minutes; markets, restaurants and supermarkets are on your doorstep.
What does living on Soi Buakhao cost?
It is one of the cheapest central residential areas in town. The stock is dominated by older buildings whose studios sit partly below the usual level of beach-side locations; decent one-bedroom units in Pattaya generally start around 13,000 THB a month. For buying: completed new-build in the centre starts around 2.65 million THB, older stock below that but with due diligence required.
Is Soi Buakhao not too loud?
It is lively, that is part of the truth. Quieter living happens in the side streets and in units facing the back of the building. If you want absolute calm, Jomtien or East Pattaya serve you better; if you want city life without a car, hardly any location is more practical.
Is buying an older condo on Soi Buakhao worth it?
Only with checks, then yes: building condition, sinking fund and management fees, free foreign quota and a clean Chanote title at the Land Office decide whether the low price is a bargain or a mortgage on the future. I check exactly these points before any resale purchase.
Who does Soi Buakhao suit?
Long-term renters on a budget, city people without a vehicle, landlords targeting long-stay tenants instead of holidaymakers, and first-timers testing Pattaya centrally and cheaply. Families and peace-seekers do better in Jomtien or East Pattaya.
My verdict
Soi Buakhao is not made for the glossy brochure, and that is exactly its value: it is Pattaya's price-performance centre. Renters on a budget, city people without a car and landlords targeting long-stay tenants get more daily life per baht here than anywhere else in the centre. Buyers should have the resale stock checked or take the completed new-build within walking distance.
