Ban Amphur & Sattahip: Pattaya's Quiet South

In short: Ban Amphur and Sattahip form the quiet south of Pattaya: wide, clean beaches, plenty of greenery and the proximity to the Navy create a relaxed, almost village-like atmosphere. Anyone seeking peace and quiet but still wanting to be in the centre in 25–35 minutes will find new-build condos near the beach here from around 100,000 €, noticeably cheaper than in Wongamat or Pratumnak. The connections are being further upgraded by the expansion of the nearby U-Tapao airport.

Where is the quiet south of Pattaya, Ban Amphur & Sattahip?

If you follow Sukhumvit Road further south from Jomtien, Pattaya gradually becomes quieter. Beyond Na Jomtien the district of Sattahip begins, and halfway along lies the small coastal village of Ban Amphur (officially part of Na Chom Thian). Instead of high-rises and beach clubs, avenues of casuarina trees, fishing jetties and long, gently sloping sandy beaches shape the picture here. It is the part of the region where many Thais from Bangkok have their weekend house too, a good sign for quality of life.

Sattahip itself is also Thailand's most important naval base. The Royal Thai Navy manages large parts of the coast, and that is precisely a stroke of luck for those seeking peace: the most beautiful bays are militarily protected, kept clean and never overcrowded. The main keyword for this district guide is therefore deliberately “quiet south of Pattaya”, because that is the core of what distinguishes Ban Amphur and Sattahip from Central or Walking Street.

The beaches: Ban Amphur, Sai Kaew, Nang Rong

The south's biggest trump card is its beaches. They are wider, cleaner and considerably quieter than in the city centre, ideal for anyone who goes swimming in the morning instead of to Walking Street in the evening.

  • Ban Amphur Beach: long, flat sandy beach with calm water, lined with simple seafood restaurants. Perfect for families and relaxed beach days. Popular with Thai day-trippers at weekends, almost deserted during the week.
  • Sai Kaew Beach (Navy Beach): one of the most beautiful beaches in the region, maintained by the Navy. Fine white sand, crystal-clear water, shady trees. Entrance around 100 THB for foreigners, in return clean and quiet. Especially recommended on weekdays.
  • Nang Rong Beach: wide bay framed by green hills, also managed by the Navy. Good for swimming and kayaking, quiet atmosphere.

That the beaches stay clean here is no coincidence: the Navy administration keeps development and mass tourism out. For residents that means permanently high beach quality, a factor that has become rare in a fast-growing market.

Who is the quiet south made for?

Not every buyer is looking for nightlife and a mall on the doorstep. Ban Amphur and Sattahip appeal to a clear target group:

  • Retirees and long-term residents who want a slower life by the sea, with nature instead of neon light.
  • Nature lovers and beachgoers for whom water quality and space on the beach matter more than bars and clubs.
  • Price-conscious buyers who want more square metres or genuine proximity to the beach for their budget.
  • Families who value a safe, quiet environment and at the same time Pattaya's amenities within driving distance.

Anyone who, on the other hand, wants to walk to the restaurant and bar district in the evening is better off in Central or Wongamat. Which district suits which lifestyle I compare in detail in my big district overview.

Property prices in the south: what does a condo cost?

The south is one of the more affordable locations in the region, and that is exactly what makes it interesting for buyers from the German-speaking countries. The following guide is based on current 2026 offers (guide values, not completed deals):

For context: in Ban Amphur the median price per square metre for condominiums is currently around 120,000 THB, well below Wongamat (140,000–260,000 THB/sqm) or Pratumnak Hill (120,000–200,000 THB/sqm). In euro total prices that roughly means: studios from about 100,000 €, one-bedroom units mostly 120,000–170,000 €, two-bedroom from around 180,000 €. Characteristic of the south are lower, resort-style developments instead of large towers, for example 8-storey beach condos with pool and garden. Examples are the Long Beach Condo right by Ban Amphur or new beachfront projects in Na Chom Thian that will be completed in 2026. In Bang Saray, resort projects complement the offer.

Off-plan in the south: the price advantage

Anyone entering in an early construction phase often pays noticeably less than at completion, in some cases up to 40% less. That is pure appreciation over the construction period, not to be confused with the ongoing market price growth of around 3–5% per year or with the rental yield. Letting & yield in the quiet south

The south is primarily a location for living and enjoying, less a hotspot for short-term tourist rentals. Realistically, long-term tenants are more likely here: retirees, people working near the naval base, Thais from Bangkok with a second home. As a guide, a gross rental yield of around 5–8% per year applies across the region; in quiet locations such as Ban Amphur it tends to be in the lower to middle range, but with stable, longer tenancies.

Infrastructure, connections & the U-Tapao factor

The often-cited disadvantage of the south, the distance to the centre, is put into perspective in practice. Via the well-developed Sukhumvit Road and the coastal road (Sukhumvit–Beach Road) you reach Jomtien in 15–20 minutes and the centre of Pattaya in 25–35 minutes. Locally there is everything for everyday life: fresh markets, Makro and Lotus's for bulk shopping, local clinics in Sattahip and international hospitals in Pattaya within reach.

The real driver of the future, however, lies in the south itself: U-Tapao airport (Pattaya–Rayong). Its major expansion into the third international airport of the capital region officially started construction in April 2026, a project worth around 300 billion THB, with a second runway (completion by 2028) and a new passenger terminal. This moves the south, which today lies closest to the airport, into the centre of the development of the Eastern Economic Corridor (EEC).

What that can mean for property, I put into context in EEC & infrastructure as investment drivers. In brief: better accessibility, more jobs and rising demand speak for the region in the medium term, and the quiet south benefits along with it without losing its character.

Law & ownership: how buyers from the German-speaking countries buy safely

The Thai Condominium Act applies in the south too: foreigners can acquire condominium units in the so-called foreign quota as genuine full ownership (freehold); up to 49% of the total area of a condo project may be in foreign hands. That is the cleanest and most popular route for buyers from the German-speaking countries. I explain the legal basics in plain language in my article on the Condominium Act.

A practical advantage with a new build from a vetted developer: the purchase contracts are standardised and thoroughly checked, so your own lawyer is generally not necessary here. With a resale purchase from a private seller it is different; there a legal review makes sense. Frequently asked questions about the quiet south of Pattaya

How far is Ban Amphur from the centre of Pattaya?

Via Sukhumvit Road it is about 25–35 minutes to the centre and only 15–20 minutes to Jomtien. With your own car or scooter everyday life is easy to organise; public transport exists but is less frequent than in the city.

Are the beaches in Sattahip really cleaner than in Pattaya?

Yes. Because the Royal Thai Navy manages large stretches of coast, beaches such as Sai Kaew and Nang Rong are well kept, clean and barely built up. Some Navy beaches charge a small entrance fee (around 100 THB for foreigners), a fair price for quiet, clean bays.

Is a condo in the south worthwhile as an investment?

The south is particularly suitable for owner-occupiers and long-term letting. The gross rental yield in the region is typically around 5–8% p.a., rather moderate in quiet locations but stable. On top of that comes medium-term appreciation potential through U-Tapao and the EEC. This is not investment advice; we examine your case individually.

Is there enough new-build choice in the south at all?
