Location & Character
Jomtien begins south of Pratumnak Hill and stretches several kilometres along the coast heading south. The district is noticeably more relaxed than the city centre: a wide sandy beach, a modern seafront promenade lined with cafés and restaurants, and a growing skyline of new condominium towers. The second row behind Beach Road is characterised by soi streets with restaurants, supermarkets, bars and residential developments.
Jomtien can be broadly divided into three areas: northern Jomtien (close to Pratumnak, highly sought-after, many high-rises), central Jomtien around Thappraya Road and Jomtien Beach Road, and the quieter southern Jomtien towards Na Jomtien. The further south you go, the quieter it becomes – and the price per square metre is often lower.

- Owner-occupiers & retirees: A swimmable beach, a promenade for walking, quieter than the city centre – ideal for longer stays or a permanent residence.
- Families: More space, quieter soi streets, good access to international schools across greater Pattaya.

Beach, Promenade & Everyday Life
Jomtien Beach is cleaner and better suited for swimming than Pattaya Beach. The seafront promenade, renovated in recent years, is perfect for walking, cycling and sundowners. For everyday needs everything is available on site: large supermarkets, a fresh market, beach restaurants, international cuisine and several wellness and fitness facilities. Those looking for more activity can reach central Pattaya in 10–15 minutes.
Connectivity & Future Outlook
Getting around locally is affordable via the Baht Bus (Songthaew) along Beach Road and via Thappraya Road. Bangkok is reachable in around two hours via the Sukhumvit Highway and motorway. In the medium term, the entire south Pattaya area stands to benefit from the infrastructure projects of the Eastern Economic Corridor (EEC) – including the expansion of U-Tapao Airport and the planned high-speed rail link. Is Jomtien suitable for swimming?
Yes. Jomtien Beach is cleaner and quieter than Pattaya Beach and well suited for swimming – especially in the morning hours and outside peak season.
Can foreigners buy an apartment in Jomtien?
Yes – as personal freehold (Foreign Freehold) within the 49% foreign quota of the respective building. The purchase price is transferred to Thailand in foreign currency (FET documentation required). We ensure from the outset that units are within the available foreign quota.
What is the rental yield in Jomtien?
Depending on the property, location and rental strategy, a gross rental yield of around 5–8% per year is realistic. Beachside studios and 1-bedroom apartments rent out most easily.
How far is it to central Pattaya?
From northern Jomtien it is only around 10–15 minutes to the centre – by Baht Bus, taxi or scooter. Day-to-day life can, however, be managed entirely within Jomtien.
