The occasion: a friend who wanted to show what he had chosen
Reiner Calmund had not travelled to Thailand specifically to view the apartment. His main reason for the trip was a professional engagement in Bangkok: the 2026 World Cup Kick-off Talk, organised by the German Embassy together with Nigon Chumnankul, a long-standing Thai sports reporter and close friend of Calmund's, bound to him by more than two decades of shared devotion to Thai football.
On his way to Bangkok, Calmund set aside an afternoon for a detour to Pattaya. A good friend of his had bought an apartment with me at the Copacabana Coral Reef in Jomtien, and it mattered a great deal to Calmund to see it with his own eyes. The occasion was as simple, and as human, as that.
An hour that left an impression
We met in the showroom of the Coral Reef. For about an hour, we walked together through the show apartment. Reiner Calmund asked the questions that any outsider asks when checking a friend's Pattaya investment with his own eyes for the first time. How does foreign ownership work? Who is behind the project? When is completion? What is the long-term outlook?
These questions are on the mind of everyone who is seriously considering a Pattaya property. For years, I have tried to give every prospective buyer exactly the honest answers I gave during that hour. In person, Calmund is precisely the man you know from television: warm, straightforward, with a genuine interest in the person in front of him. He looked at the apartment, listened, asked questions and took his time. That he carved out this afternoon was nothing to be taken for granted; it was an expression of his friendship with the buyer.
What this visit says about my buyers
There is really not much that needs to be said about the story itself; it speaks for itself. There is one aspect I would still like to name, however: when a buyer invites his closest confidant from Germany to show him his Pattaya property, that means more than „I'm happy with my purchase“. It means: this decision was so well considered and so clearly made that he wants to show it, without hesitation, to the people whose opinion matters most to him.
That is not the behaviour of a buyer who has to justify an uncertain decision after the fact. That is the behaviour of a buyer who feels his choice was a good one. It is precisely this kind of satisfaction that I work for. Not for the sale that fills the quarter, but for the buyers who, in three, five, ten years' time, will still say: that was the right decision.

Why the Copacabana Coral Reef in particular
After thorough advice, my buyer had decided on the Copacabana Coral Reef in Jomtien. The Copacabana Group's project will comprise around 1,972 units across 55 storeys, with completion planned for the fourth quarter of 2027. The highlight is the infinity pool on the 51st floor, with sweeping views across Jomtien Beach and the bay of Pattaya.
The Copacabana Group completed its predecessor project, Copacabana Beach Jomtien, on schedule and to a high standard in 2022, which is the most important reassurance ahead of the Coral Reef. What this encounter meant to me
