At an exchange rate of around 37.8 THB per euro (as of early June 2026), €200,000 equates to approximately 7.5 million THB. That places you squarely in the attractive segment for units with genuine or partial water views in the right locations.
One important note upfront: "sea view" is not all the same. There is the direct front line (Full Sea View), the lateral view (Side Sea View) and the partial view over rooftops, gardens or between buildings (Partial Sea View). These gradations are precisely where your pricing leverage lies. Anyone who is flexible about the exact viewing angle gets a larger, higher-quality apartment for the same money – or makes a noticeable saving.
The Best Locations for an Affordable Sea View
Three areas offer the best combination of price, new-build quality and water views. They differ significantly in character and price per m².
Jomtien – the Sweet Spot
Jomtien is the most obvious answer. The long, peaceful beach, a growing promenade and many modern high-rise projects make this district the hub for affordable new-build with sea views. Off-plan new-build near the beach currently sits at around 138,000–220,000 THB/m², with the lower to mid-level floors offering partial sea views forming the entry point. A 1-bedroom apartment of 30–35 m² with a side water view can frequently be found here in the €120,000–165,000 range.
Na Jomtien – the Quiet Growth Area
Directly to the south lies Na Jomtien: less hustle, wider beach stretches, plenty of fresh projects and noticeably lower prices per m². New-build here ranges from around 115,000–180,000 THB/m². Those willing to accept a little more distance from the centre often get the most living space for their budget – ideal for 2-bedroom units with sea views under €200,000. Na Jomtien also benefits from its proximity to the expansion around U-Tapao.
Pratumnak Fringe – Prestige at Entry-Level Prices
Pratumnak Hill is regarded as one of the most well-kept locations between Pattaya and Jomtien. The absolute front line is expensive (120,000–200,000 THB/m² and above), but on the fringes of the hill and in the back lines there are projects where higher floors offer a partial sea view over the bay. Here the floor strategy is key: the view often only opens up from a certain height.
Floor Strategy: Where the View Opens Up – and the Price
The most important lever for an affordable sea view is the floor. In most high-rises a simple logic applies: the higher you go, the more open the view – and the higher the premium per square metre. Developers use tiered price lists, often with a surcharge per storey.
- Podium and lower floors (2nd–7th): typically city, pool or garden views, sometimes a strip of sea in the distance. The cheapest entry point.
- Mid-level floors (8th–20th): the sweet spot. Here the partial to side sea view opens up, without the top-floor premiums kicking in. Best value for money for a sea view within budget.
- Upper floors (from approx. 25th): open panoramic views, significantly higher prices per m². Often only beyond €200,000 for larger units.
My practical tip: choosing a mid-level floor on a good viewing axis frequently delivers 90% of the view experience at well below the price of the top floors. A side-facing unit on the 15th floor can be more attractive than an expensive front-line unit on the 6th floor whose view will later be blocked by a neighbouring building. Precisely this assessment – which line, which floor, which project will genuinely retain an unobstructed view – is my job on the ground.
