Pattaya is a rental market that is almost entirely geared towards furnished units. Unlike many cities in German-speaking countries, where "unfurnished" is the norm and tenants bring their own furniture, virtually every prospective tenant here expects a turnkey, fully fitted apartment. This applies equally to a studio in Jomtien and a two-bedroom unit with sea views in Wongamat.
The reason lies in the target group: most tenants in Pattaya are mobile. They come for a few months over winter (the classic "snowbirds" from the DACH region and Scandinavia), work remotely as digital nomads, or live as retirees on a retirement visa without wanting to commit to their own furniture for the long term. Nobody in this group wants to buy a bed, a sofa and a fridge for a stay of three, six or twelve months.
For you as an owner, this creates a clear market logic: a furnished apartment is simply marketable. An unfurnished unit excludes the majority of financially strong demand right from the start. Even more important than the headline rent is the vacancy factor. Furnished apartments let faster because they are ready to move into immediately, and that is exactly what the typical Pattaya tenant is looking for. Every month without a tenant costs you a full month's rent – on an annual rental of, say, 180,000 THB, a single vacant month represents around 0.5 percentage points of gross yield. Fast re-letting is therefore often more critical to yield than squeezing out the last few thousand baht on the asking rent.

Furnishing Costs: What You Need to Budget
Offering an apartment as "furnished" in Pattaya means fully habitable. That includes a bed with mattress, sofa, dining table with chairs, fridge, microwave or small kitchen, air conditioning units (usually already installed), TV, curtains, as well as crockery, bed linen and towels. Only then does the apartment meet market expectations.
Costs depend heavily on size and standard. As a rough guide for a rent-ready fit-out:

Instead of sourcing, delivering and assembling furniture individually, you hand over a completely move-in-ready apartment.

Gross rental yields in Pattaya realistically sit at around 5–8% p.a., depending on location, purchase price, occupancy and rental strategy. Furnishing influences this yield through three levers: a higher achievable rent, shorter vacancies and the one-off acquisition cost.

In both scenarios there are ongoing costs to deduct from the gross rent: the common area fee, sinking fund, any management or letting fee, and maintenance. With furnished units, replacement of wear items also needs to be factored in – mattresses, appliances and upholstered furniture do not last forever in a tropical climate.
