Feng Shui When Buying a Condo in Pattaya

In brief: Feng Shui is not an esoteric add-on when buying a condo in Pattaya – it is a real value driver. For many Asian buyers – Chinese, Hong Kong Chinese, Singaporeans, Thais – the orientation of the unit, the placement of the entrance and bathroom, and the lucky number of the floor and unit all play a role in whether they buy and what price they pay. Studies from Asian markets show measurable premiums of around 1–2.5% for "lucky" units. Anyone buying in Pattaya with the intention of selling later into a broad market should understand these factors – not out of superstition, but as part of a well-considered resale strategy.

Why Feng Shui Is a Market and Resale Factor When Buying a Condo in Pattaya

Pattaya is one of South-East Asia's most international property markets. Buyers from German-speaking countries encounter strong, financially capable Asian demand here – from mainland China, Hong Kong, Singapore, Taiwan and, of course, Thailand itself. This is precisely the group that traditionally places great importance on Feng Shui, the millennia-old Chinese philosophy of harmonious energy flow – "Chi" – within spaces.

For DACH buyers, this matters for a straightforward reason: whoever buys will eventually sell again. The broader the pool of potential buyers at resale, the better the outcome in terms of price and time on market. A unit that appeals equally to German, Asian and Thai buyers is simply easier to sell than one that excludes a large portion of the market from the outset. Feng Shui is therefore not a matter of belief, but an aspect of marketability – much like location, view or floor plan.

The good news: most Feng Shui principles align with what makes a home genuinely pleasant and value-stable anyway – plenty of light, good ventilation, a clear floor plan, an inviting entrance. You do not need to believe in energy flows to recognise that a bright south- or east-facing unit with a generous entrance area will be easier to rent out and sell than a dark unit with an awkward layout.

The Research: How Much Lucky Numbers Move Prices

The idea that "luck" and "bad luck" in property have tangible price effects is well supported by research. Several hedonic pricing studies from Asian-influenced markets arrive at remarkably consistent findings:

Particularly revealing: the premium disappears as soon as Chinese sellers transact with non-Chinese buyers. This confirms that the effect is purely cultural and not related to any difference in property quality. For you as a DACH buyer, this means: if you acquire a unit without paying a lucky-number premium, but later sell it to an Asian buyer, that very cultural bonus can work in your favour.

Important context: these figures are reference points from other markets and are not a guarantee for Pattaya. They are not investment advice. They do, however, indicate the direction – and in a market with high Asian demand such as Pattaya, such preferences demonstrably influence demand and time on market.

Lucky Numbers, Floors and Units: What Counts

The most important rule of thumb is already well known: the number 8 is considered lucky because its pronunciation in Chinese ("ba") resembles the word for prosperity/wealth ("fa"). The number 4, by contrast, sounds similar to the word for "death" and is considered unfavourable. This has concrete implications for choosing floor and unit numbers.

Floors

  • Popular: Floors and unit numbers containing 8 (8, 18, 28, 38…), and often 6 ("smooth/flowing") and 9 ("longevity").
  • Avoided: Floors 4, 14, 24, 34 and especially 44. In some Asian high-rises these numbers are skipped entirely – the floor exists physically but carries a different number.
  • Higher floors are in demand in Pattaya anyway: better views (particularly towards the sea), less noise, more privacy. Feng Shui considerations and purely practical arguments reinforce each other here.

Unit Numbers

A unit such as "0808" or "1888" is perceived in the Asian market as particularly desirable, whereas "0404" or "1444" are harder to sell. When buying off-plan from a developer, the unit number can often still be chosen in the early phase – an underestimated advantage that I actively use for buyers.

For a sound evaluation: lucky numbers are an additional criterion, not a substitute for location and quality. A 4th-floor unit with a perfect sea view will almost always outperform an 8th-floor unit facing a road. Orientation, Entrance and Light

Alongside numbers, orientation is the second major Feng Shui lever – and also the most practical. In the philosophy, compass directions represent different energies; in everyday life, orientation determines light, warmth and ventilation. In Thailand's tropical climate, this is highly relevant.

  • East/South-east: Morning sun, comfortable, regarded as promoting growth and health – popular.
  • South: Bright and warm; in Pattaya sometimes controversial due to heat, but good light levels throughout the day.
  • West: Intense afternoon sun and heat – less desirable energetically and climatically, though it can offer spectacular sunsets over the sea.

The entrance is the "gateway of Chi" in Feng Shui – the most important point of the unit. It should be inviting, well lit and free of obstructions. Configurations considered unfavourable include a front door that faces directly onto a lift door, a long corridor axis or a stairwell, as positive energy is said to "flow out." Also problematic: a direct line of sight from the entrance door straight through the entire unit to a window or balcony. Such axes are visible on a floor plan – long before construction begins.

Bathroom and Kitchen: The Sensitive Rooms

Two rooms are considered particularly sensitive in Feng Shui because they are linked to water and, by extension, wealth:

Bathroom Placement

The bathroom is an "energy drain." Unfavourable placements include bathrooms at the centre of the unit, directly opposite the entrance door, or directly adjacent to or above the kitchen. A toilet that is immediately visible from the front door is also avoided. In a studio or compact floor plan, it is therefore worth looking closely: is the bathroom sensibly placed against an outer wall in a secondary zone – or does it dominate the centre?

The Kitchen

The kitchen represents nourishment and prosperity. A direct line of sight from the entrance into the kitchen is considered unfavourable, as "prosperity energy" is thought to escape. The hob (fire) and the sink/refrigerator (water) should also not be placed directly opposite each other. In modern Pattaya new-builds with open kitchens, this can be managed well through the arrangement of the island and counter – yet another reason why thoughtfully designed developer floor plans offer a market advantage.

What This Means in Practice for DACH Buyers in Pattaya

You do not need to become a Feng Shui expert. It is enough to factor these considerations into your purchasing decision – above all with an eye to the eventual resale into the broadest possible market, including Asian buyers. A concise checklist:

  • Floor/unit: Where location and price allow, choose a "neutral" or positive number; avoid units that are purely 4s unless there is a compelling reason.
  • Orientation: East/South-east as the all-rounder; west only with a convincing sea view as compensation.
  • Entrance: No direct axis between door and lift, or door and balcony window; an inviting, well-lit entryway.
  • Bathroom/kitchen: Bathroom not central and not directly opposite the door; kitchen not fully visible from the entrance.
  • Check the floor plan early: When buying off-plan, the unit and sometimes the layout can still be influenced.

This last point in particular is a genuine advantage of buying new-build. In the early construction phase, the selection of units is at its greatest – you can actively choose the floor, orientation and number rather than settling for whatever remains. On top of that, there is the financial advantage: off-plan units in the early construction phase can be as much as 40% cheaper than at completion, which can represent a significant uplift in value (details in the article Buying Off-Plan in Pattaya). Both together – the best unit selection plus the price advantage – make an early entry compelling.

Which neighbourhoods attract which clientele and price levels is equally important. Wongamat and Pratumnak draw many Asian buyers; an overview is provided in the neighbourhood comparison. Feng Shui, Rental Yield and Capital Growth – Kept Clearly Separate

To avoid any blurring of expectations: Feng Shui influences demand and marketability, not rental yield directly. Realistically, the gross rental yield of well-located Pattaya condos is around 5–8% p.a. – regardless of whether the unit has an 8 in its number. Ongoing market price appreciation runs at around 3–5% p.a. The early off-plan advantage of up to 40% is, in turn, a one-off uplift relative to the completion price – not an annual return. A well-chosen, "marketable" condo ideally combines both: a solid ongoing yield and a unit that sells well at resale to a broad buyer pool – including Feng Shui-conscious Asian buyers. Frequently Asked Questions About Feng Shui When Buying a Condo in Pattaya

Do I need to believe in Feng Shui for it to affect my resale?

No. What matters is not your own belief, but that of a large share of the buyer market. As long as Asian buyers take Feng Shui seriously – and they do in Pattaya – it influences demand and the price of your unit. You benefit indirectly, with no personal conviction required.

Is a unit on the 4th floor unsellable?

No, that would be an overstatement. Studies indicate a discount in the region of around 1%, not a complete write-off. With an outstanding location or sea view, quality often outweighs the number disadvantage. It is one factor among several – one you should know and price in accordingly.

Can I choose the unit number when buying off-plan?

Which orientation is best in Pattaya?
