The FET (Foreign Exchange Transaction record, formerly Thor Tor 3) is the Thai bank's documentation that your purchase funds arrived from abroad in foreign currency. It is required to register a condo as foreign freehold and later to repatriate proceeds. Banks issue it for inflows from 50,000 USD equivalent; send EUR and convert in Thailand, stating the purchase purpose.

How to secure your FET

  • Transfer in foreign currency (EUR/USD), conversion happens in Thailand
  • State the purpose: condo purchase, project and unit
  • Ask the receiving bank for the FET record and archive it with the contract

Why it matters twice

First at the Land Office: no FET, no foreign freehold registration. Second at exit: matching FET records let you repatriate sale proceeds through the documented channel without friction.

Converting to baht before the transfer, splitting inflows below the threshold without coordination, or losing the record years later. All three are avoidable with the routine described on transferring money.
