Studio or One-Bedroom in Pattaya? The Honest Investor Comparison

In short: Both sizes let well in Pattaya, but differently. A studio costs less, lets fastest to the widest tenant pool and often delivers the highest percentage yield. A one-bedroom brings more monthly rent, attracts more solvent long-term tenants and usually resells more easily. If you want maximum yield per euro, take the studio; if you weight value, tenant quality and exit strength, the one-bedroom.

Studio or one-bedroom in Pattaya as an investment: the starting point

“Studio or one-bedroom in Pattaya” is one of the questions I hear most from international buyers, and there is no blanket answer, but there is a clear logic. Both unit types are solidly lettable off-plan investments. They differ in entry price, tenant structure, absolute rent level and resale. Understand these four levers and you will make the right choice for your budget and your goal.

The rule of thumb in Pattaya: the studio is the highest-yielding entry product with the broadest demand, the one-bedroom is the more versatile all-rounder with the more stable value retention. Let us look at exactly those strengths with concrete numbers.

What is a studio, and what is a one-bedroom?

To keep the comparison clean, the definitions as they are used in Pattaya:

  • Studio: one open living space combining sleeping, living and kitchenette, plus a separate bathroom. Typical sizes: about 24–32 sqm.
  • One-bedroom (1-BR): a separate bedroom with a door, plus a distinct living/dining area with kitchenette and bathroom. Typical sizes: about 30–45 sqm.

The decisive difference for tenants is the closable bedroom door: it turns a “room to sleep in” into a “home to live in”. As you will see, that shows directly in rent level and tenant profile.

Entry price: the studio wins the budget duel

On pure capital requirement the studio is clearly ahead. At comparable square-metre prices, a studio simply costs less total capital because of the smaller area. For orientation, with verified off-plan prices (guide values, not closings):

In my own projects, for example Aquarous Jomtien (foreign quota from 138,000 THB/sqm) or Grand Solaire Noble (from 142,000 THB/sqm), compact units start at the lower capital requirement while larger 1-BR layouts sit correspondingly higher. The lower entry makes the studio especially attractive for first-time investors and for anyone building a first rented property in Thailand with a manageable amount. Important: in the early construction phase, off-plan units are in parts up to 40 percent cheaper than at completion, pure appreciation across the build time, and it applies to both sizes equally. More in buying off-plan in Pattaya.

Rental demand: who rents what?

Here lies the real core of the comparison. Studio and one-bedroom address different tenant groups; both are large in Pattaya, but they behave differently.

The studio: maximum breadth of demand

Studios hit the largest audience: solo travellers, seasonal snowbirds for a few months, young expats, digital nomads and price-conscious long-stay tourists. Because the absolute rent is low, a well-cut studio in sought-after areas such as Jomtien or Central Pattaya rarely stands empty for long. Fast re-letting means fewer vacant months, and vacancy is the biggest silent yield killer. Tailwind comes in 2026 from the DTV long-stay visa for digital nomads: it brings exactly the mobile, month-by-month renting clientele to Thailand for whom a move-in-ready studio is the ideal product.

The one-bedroom: quality and retention

The 1-BR attracts more solvent and steadier tenants: couples, retirees resident in Thailand, remote workers needing a workspace, and families for a season. This group often seeks yearly contracts and stays longer, meaning fewer tenant changes and fewer cleaning and agency costs in between. A clear 2026 market trend additionally supports the one-bedroom: tenants increasingly ask for a separable bedroom and space for a home office. That gives the 1-BR a growing demand advantage with the more solvent clientele.

Rental yield and monthly rent: two different metrics

Now to the numbers that really count. Current rent ranges in sought-after Pattaya locations (2026, guide values for furnished long-term letting, 12-month contract):

The key: the studio tends to deliver the higher percentage yield because the purchase price is lower and the rent is strong in proportion. The one-bedroom delivers the higher absolute rent in THB per month, more cash in the account, but on more capital deployed. Both realistically move in the range of about 5–8 percent gross per year. Usual in Pattaya are long-term contracts from six months, most commonly twelve, with two months’ deposit plus one month in advance. Stays under 30 days legally fall into hotel territory, which is why serious letting focuses on stays from one month. Important for the honest calculation: gross is not net. Common area fee, sinking fund, furnishing, occasional agency fees and vacancy all trim the yield. The running costs are covered in running costs of a Pattaya condo. Resale: the one-bedroom has the wider buyer pool

At exit the picture tilts slightly. A one-bedroom addresses two groups at resale: investors and owner-occupiers (couples, pensioners, relocation buyers) who actually want to live in Pattaya. The 2026 market trend towards larger layouts and more living quality reinforces this advantage; demand for real “homes to live in” is growing.

The studio remains primarily an investor product at resale. That is no drawback as long as you buy quality: a studio in a well-kept project with a good location, a strong letting record and a solid developer sells at any time; investors run the yield numbers, and here they work. Which suits whom?

The studio suits you if …

  • you want to build your first Pattaya investment on a manageable budget,
  • maximum percentage yield and fast lettability are your main goals,
  • you want a pure yield product and own use plays no role,
  • you may want several small units for diversification.

The one-bedroom suits you if …

  • you prefer higher absolute rental income and steadier long-term tenants,
  • you value a wide buyer pool at a later sale,
  • you may use the unit yourself one day (holidays, wintering, retirement),
  • living quality and value retention matter more to you than the last decimal of yield.

Usually the studio, because the low monthly price addresses the largest tenant group and re-letting is quick. A well-located one-bedroom also finds tenants reliably, often with longer contracts and less turnover.

Which size delivers the higher rental yield?

In percentage terms usually the studio (about 6–8 percent gross) because the purchase price is lower. The one-bedroom sits at about 5–7 percent but brings more absolute rent. Both realistically range within 5–8 percent per year gross, before running costs.

Which is easier to sell later?

The one-bedroom has the wider buyer pool because it addresses investors and owner-occupiers, a trend growing in 2026. A high-quality studio in a good location also sells at any time to yield-focused buyers.

Do I need my own lawyer for a new-build?

For a new-build from a vetted developer, your own lawyer is not necessary because the contracts are standardised and reviewed, a real buyer advantage. For a private resale purchase, independent legal support is recommended.

Can I buy several studios instead of one one-bedroom on a small budget?
