In short: Secret Garden Wongamat is a deliberately small, exclusive low-rise development in the upmarket Wongamat district of North Pattaya – just around 600 metres from Wongamat Beach. Instead of a mass-market high-rise, you get 160 units here, an unusual two-building concept with its own dedicated facility building, and fully furnished apartments. For international investors, the off-plan entry is particularly appealing: anyone buying now at construction-phase terms secures the exclusive Wongamat location – with realistic gross rental yields of around 5–8 % p.a. What exactly is Secret Garden Wongamat?

The Secret Garden Condominium – often simply called Secret Garden Wongamat – is an off-plan new-build project in the Wongamat/Naklua district of North Pattaya (Bang Lamung, Chonburi). The name says it all: this is about „garden living“, an intimate residential development in the premium segment, nestled in lush tropical gardens. Deliberately not an anonymous mega-development, but a quiet, private retreat with a resort feel that blends modern architecture with nature.

What makes it special is the split into two separate buildings: an eight-storey main residential building plus a standalone, three-storey facility building that bundles almost all of the communal amenities. This keeps the residential building peaceful and ensures a clear separation between privacy and leisure.

The apartment range runs from the compact 1-bedroom apartment (Small, 35.40 m²) through several intermediate sizes (39.76 m², 42.95 m²) up to the generous 1-bedroom Large (48.52 m²) and two-bedroom units of 74.14 to 77.23 m². This means the project covers both the classic rental layout and larger units for owner-occupiers and families.

When it comes to amenities, Secret Garden delivers resort quality: two swimming pools (a main pool with sundeck in the facility building plus a shallow pool on the ground floor of the residential building), a fitness/gym area with cardio and weights, a sauna with its own wellness and changing area (gents/ladies with WC, showers and lockers), a co-working space, lounge and relaxation areas, a children's area, and a hotel-style lobby with double-height ceilings. Particularly charming: rooftop gardens on both buildings with panoramic views over the sea and the city. The development is also pet-friendly (dogs and cats under 10 kg). Who is behind it?

The developer is Shuen Jit Co., Ltd., which operates under the „Room Factory“ brand – a Thai residential and commercial property developer headquartered in Thung Sukhla, Si Racha, Chonburi. The company has been active for over 20 years and works with its own in-house architects. The focus is on modern condominiums with contemporary design, high build quality, and well-considered, functional architecture.

The track record is verifiable: completed projects include City Garden Tropicana North Pattaya (2016), The Cloud Condominium Pattaya (2017), Chambéry Condominium Sri-Racha (Q2 2021) and Chamonix Condominium Sri-Racha (Q4 2022). The investment case in numbers

Let's look at what interests international investors most. Wongamat has for years been the upmarket sub-market of North Pattaya – quieter and more exclusive than the city centre, with a stable premium character. This very location is the core of the investment case for Secret Garden.

Entry prices and price per square metre

The specific entry prices and prices per square metre at Secret Garden Wongamat are currently available on request – and there is a good reason for this: off-plan projects are marketed in construction phases, and the terms in force at any given time depend on the build schedule and availability. I will give you the current prices and the available units directly and up to date. As for sizes, the range is clear: compact 1-bedrooms from 35.40 m² for a rental entry point all the way up to 2-bedroom units of up to 77.23 m². In the Pattaya market, gross rental yields of around 5–8 % p.a. are realistic – at Secret Garden, given the proximity to the beach and the upmarket surroundings, I consider an expected 6–8 % p.a. plausible. Important: these are expected figures, not guarantees. The actual yield depends on the purchase price, occupancy, running costs and your rental strategy. A practical plus point: the project has integrated rental management, or a letting service, which makes managing the property remotely considerably easier. Capital growth and the off-plan lever

The real lever at Secret Garden lies in the off-plan entry. Anyone who buys during the construction phase pays today's terms – not those at completion. On top of this comes the location argument: the exclusive Wongamat address has historically carried a price premium of around 30–50 % above the Pattaya market average. A small, exclusive low-rise development with only 160 units is also a scarce commodity – unlike high-rises with over a thousand apartments, which can flood the resale market themselves. Payment plan: why off-plan preserves your capital

Off-plan means you don't have to put up the full purchase price all at once. Instead, payment is spread over the construction phase – typically a reservation, a deposit on signing the contract, and then instalments tied to construction progress, with a larger final instalment on the transfer of ownership at the Land Office. The advantage for you as an investor: your capital remains largely available during the construction phase, rather than being fully tied up from the outset. You secure the unit and the location today but pay in stages. Legal security for international buyers: Foreign Quota & ownership

One of the most common questions from my international clients is: „Am I even allowed to buy property as a foreigner?“ The clear answer for a condominium like Secret Garden: yes. Thailand allows foreign buyers of all nationalities to acquire condominium units in genuine freehold – within the framework of the so-called Foreign Quota. By law, up to 49 % of the total floor area of a condominium development may be held in foreign freehold ownership. This quota is therefore not invented for a specific project, but standard Thai law. At Secret Garden Wongamat, the Foreign Quota is available with its own pricing structure; I am currently checking the specific available allocation for you.

Alongside this there is the usual Thai Quota, which is also accessible to foreigners via a leasehold model. For most international buyers, however, freehold via the Foreign Quota is the first choice, because it secures the apartment as genuine ownership registered at the Land Office – inheritable and freely sellable.

The process is reassuringly straightforward for a new build: you conclude the sales contract directly with the developer. On completion, the transfer of ownership and registration take place at the relevant Land Office. Unlike in the German-speaking region, no certifying third party is involved when buying in Thailand – the transfer of ownership runs through the Land Office/Land Registry. Your own lawyer is generally not strictly necessary for an off-plan new build – unlike with a resale, where an additional legal review makes sense. Important for the Foreign Quota: the purchase price must be transferred to Thailand in foreign currency so that you receive the Foreign Exchange Transaction Form (FET) required by the Land Office. Planning also includes the recurring and one-off costs: the common-area/maintenance fee is 50 THB/m² per month (sometimes payable a year in advance), and the one-off sinking fund is 600 THB/m². There is also a customary water/electricity meter deposit of around 10,000 THB as well as the transfer fee of 2 %, which is usually split 50/50 between buyer and seller. Location check: why Wongamat

Wongamat (Naklua) is the upmarket address of North Pattaya. While the city centre is loud and densely touristic, Wongamat is regarded as a quieter, more exclusive residential district with one of the finest beaches in the region. Wongamat Beach – around 600 metres from Secret Garden – is wider, cleaner and more relaxed than Pattaya Beach in the centre. It is precisely this combination of tranquillity, beach proximity and good connectivity that makes the district so popular with international buyers.

The surrounding infrastructure is spot on: for shopping, you can reach Terminal 21, Central Marina and Central Festival in a few minutes, as well as supermarkets such as Foodland, Makro, Big C and Tesco Lotus North Pattaya. For medical care, you are well looked after with Bangkok Hospital Pattaya – a point that is especially important for older buyers and long-term tenants. For leisure and sightseeing, the famous Sanctuary of Truth and Mimosa Pattaya are nearby. Secret Garden Wongamat in comparison

How does Secret Garden stack up against other top new builds? The decisive difference is the concept. Many of the spectacular new builds in Jomtien or the centre are high-rise projects with over a thousand units – impressive, but densely occupied and with a correspondingly large resale supply. Secret Garden takes the opposite path: only 160 units, low-rise, lots of garden, lots of privacy.

So anyone deliberately looking for a quiet, exclusive development in a premium location, who doesn't need the biggest infinity pool on the 50th floor, will be in the right place here. Anyone who wants maximum skyline views and a huge range of facilities, on the other hand, would do better to look at the high-rise flagships. Both have their justification – it comes down to your goal.   • Buyers who value peace and privacy: A low-rise development with 160 units and a garden concept is the opposite of an anonymous tourist high-rise.
  • Off-plan entrants with a staggered budget: The instalment-based payment plan preserves your capital during the construction phase.
  • Owner-occupiers and long-term residents: Fully furnished apartments, beach proximity, hospital and shopping nearby – move-in ready and suited to everyday life. Pet owners (dogs/cats under 10 kg) are also welcome.

It is probably not the right fit for:

  • Those who want to move in immediately: As an off-plan project, the construction phase comes before occupancy here. Anyone without the time to wait should choose a finished property.
  • Bargain hunters in the centre: The Wongamat premium has its price. Anyone looking purely at the lowest price per square metre will find cheaper entry points in the centre or in parts of Jomtien.
  • Fans of mega-facilities and skyline pools: Anyone seeking the huge range of amenities of a 55-storey tower will find something different in a deliberately intimate low-rise development.
  • Those who want guaranteed yields: Reputable yields are expected figures, not promises. Anyone expecting a contractually guaranteed rental income should discuss this openly with me.

For international investors who value a premium location, privacy and a capital-preserving off-plan entry, this is a compelling combination.
