Once Wongamat: Is the 56-Storey Tower Worth Buying? (from approx. EUR 221,000)

In short: Once Wongamat is the luxury flagship among Pattaya's current new-build projects: a single 56-storey tower with 548 units in Naklua, directly opposite Terminal 21 and around 500 metres from the beach. Entry level is about 8.4 million THB, roughly 221,000 euros, and the median price per square metre of 260,000 THB marks the top of the market. If you are chasing maximum yield per baht, this is not your project. If you want the best residential location in town with an amenity package Pattaya has not seen before, there is currently nothing comparable.

What exactly is Once Wongamat?

A single residential tower of 56 storeys on a plot of around 4 rai on the border between Naklua and Wongamat, developed by Honour Group through the project company Honour Once Co., Ltd. The 548 units range from one-bedroom apartments of 34 to 59 sqm and two-bedroom units of 74 to 90 sqm to three-bedroom apartments of 122 to 172 sqm and penthouses of up to 460 sqm.

What sets the project apart from everything else currently being built in Pattaya is the amenity concept: a private cinema on the 37th floor, a kids' world on the 36th, game room, arcade and golf simulator, plus co-living areas, private dining rooms, meeting spaces and a yoga deck above the bay on the 50th and 51st floors. Several pools and jacuzzi landscapes spread across the development, and parking is in a multi-storey car park.

Who is behind it?

The developer is Honour Group with the dedicated project company Honour Once Co., Ltd. Once Wongamat is their flagship, so the group's reputation rides on this tower. As with any off-plan purchase in Thailand: there is no statutory escrow, the developer's financial standing and the reality on the construction site are your actual security. That is exactly why I document progress here monthly with video material; as of July 2026 the piling is complete and the structure stands at just over 28 percent. Construction is carried out by Bouygues-Thai, the Thai arm of the French construction group, with the design by Design 103 International, names that otherwise build Bangkok's high-rises.

The investment case in numbers

Entry prices and price per square metre

Entry level is around 8.4 million THB for a one-bedroom unit, roughly 221,000 euros. According to the developer price list of 18 June 2026, prices per square metre in the foreign quota range from 173,000 to 430,000 THB with a median of about 260,000. For context: the new-build projects in my Pattaya Price Index span 115,000 to 260,000 THB per square metre, so Once Wongamat defines the upper end of the market.

Rental yield, honestly assessed

For Pattaya property I work with realistic rental yields of 5 to 8 percent. In the luxury segment honesty demands a caveat: the higher the entry price per square metre, the harder the top yields become, and at Once Wongamat you should calculate at the lower end of that range. In return you get two things the broader market cannot offer: the tenant group with the highest willingness to pay in the city, and an asset whose scarcity is built in, because plots in this location barely exist in Wongamat any more. Timeline and construction progress

Completion is scheduled for Q1 2029. Until then the usual staged payment plan runs across the construction period; the exact instalments depend on unit and promotion, and I will lay them out for you in person. The developer documents progress monthly, and I embed the videos on the Once Wongamat project page.

Once Wongamat offers freehold in the foreign quota: the unit is registered in your name at the Land Office, indefinitely and inheritable. The purchase runs through the sale and purchase agreement with the developer; there is no notary in the German sense in Thailand. What matters is the clean transfer of the purchase price from abroad, because the bank's foreign exchange certificate is the prerequisite for registration.

Location check: Naklua and Wongamat

Wongamat is Pattaya's quietest beach district and traditionally home to the upmarket residential projects, while Naklua next door is the most authentic part of town with its markets and fish restaurants. Once Wongamat stands right at the seam: Terminal 21 with cinemas, supermarkets and food court is directly opposite, Central Marina about 700 metres away, Bangkok Hospital Pattaya around 2.6 kilometres. Once Wongamat compared

The honest comparison: for Once Wongamat's median price per square metre you get two square metres in a solid Jomtien new-build. If floor area or percentage yield is your priority, you will be better served there, and my comparison tool puts the projects side by side. Once is bought for a different reason: the best location, an amenity package unmatched in the city, and the scarcity of a Wongamat plot. In the luxury bracket its real competitors are the beachfront towers of Jomtien and Na Jomtien rather than the broad market.

Who should buy here, and who should not

A good fit if you: value the best residential location in town, plan a high-quality home with a letting option, are looking in the penthouse segment, or deliberately want to invest in the scarcity of the Wongamat location.

Not a fit if you: want maximum rental yield per baht invested, need to stay under 8 million THB, or need a ready-to-move-in unit, because nobody moves in here before the first quarter of 2029.

Frequently asked questions about Once Wongamat

Does Once Wongamat have a sea view?

Yes. From the middle floors upwards the view opens across the whole Pattaya Bay, which is exactly the perspective shown in the bay-unit renderings. The beach itself is around 500 metres away, so this is a tower with a sea view, not a front-row beachfront property.

What does the cheapest unit at Once Wongamat cost?

Once Wongamat is not a project for spreadsheet yield optimisation. It is the upper end of what Pattaya currently offers: the quietest beach location in town, a single tower instead of a mass development, and communal floors that feel more like Bangkok than Pattaya.
