Anyone who wants a charging station at their own parking space in an existing condo typically goes through these steps:
- Preliminary discussion with management: First you clarify with the Juristic Person Manager whether the building's electrical capacity is sufficient and where a charging point makes technical sense.
- Support from fellow owners: It helps enormously if other owners are also interested. A shared solution for multiple parking spaces is cheaper and more easily achieves a majority.
- Resolution at the owners' assembly: Structural measures affecting common property are voted on at the annual general meeting (AGM). Depending on the scope, a simple or qualified majority is required – this is governed by each condo's bylaws.
- Separate meter: In practice, a separate electricity meter for the charging point is almost always installed, so that the electricity consumed is billed accurately to the individual user and does not fall to the community.
- Professional installation: Installation is carried out by a licensed electrical contractor in accordance with the requirements of the electricity provider (MEA or, in Pattaya, the PEA).
The most frequent discussion point at the assembly is not the technology but the question of costs: who pays for the hardware and installation, and who bears the electricity consumption? For charging in a condo, AC wallboxes (alternating current) are used almost exclusively – the fast DC chargers found at motorway service stations are neither necessary nor permitted in residential buildings. These power classes are typical:

- Wallbox (hardware): approx. 15,000 THB for a basic 3.6 kW unit up to around 100,000 THB for a smart 22 kW box.
