Pattaya versus Koh Samui: city beach with high-rises on the left, palm beach with granite boulders on the right (illustrative, AI-generated)
The honest duel

Pattaya or Koh Samui?

Seven rounds, honest points, a clear verdict

The short answer

The honest answer: For the dream holiday, Koh Samui wins. For buyers, Pattaya wins almost every time: all of Samui holds only around 2,900 condo units, and the market consists mostly of villas, increasingly offered only as 30-year leasehold. Add monopoly flight prices and the island surcharge on daily life. Pattaya offers one of Thailand’s largest foreign-quota condo markets from around 2 million baht, 2 hours from Bangkok. Our 7-round duel ends 5:2.

Drag the golden slider: two worlds, one budget

Round I · Getting there◆ Point Pattaya
PattayaA 2-hour transfer from Bangkok, no second flight, no changing, at taxi prices. U-Tapao regional airport is 45 minutes away.
Koh SamuiA good one-hour flight from Bangkok, but the island airport belongs to Bangkok Airways: monopoly fares from around 130 euros each way, considerably more in high season. The ferry alternative takes half a day.
Round II · Beaches and scenery◆ Point Koh Samui
PattayaCity beaches plus Koh Larn for an island day. Solid, but against Samui postcards any city loses.
Koh SamuiPalms, granite boulders, quiet bays: one of Thailand’s most beautiful backdrops. A deserved point.
Round III · Condo supply◆ Point Pattaya
PattayaOne of the country’s largest condo markets, with choice in every price bracket and new-builds from around 2 million baht.
Koh SamuiAround 2,882 units in 117 projects across the whole island (early 2025). Foreign-quota condos are in short supply.
Round IV · Form of ownership◆ Point Pattaya
PattayaFreehold in the foreign quota is the standard route: genuine ownership, registered at the Land Office.
Koh SamuiThe market consists mostly of villas, since the 2024 crackdown on nominee companies increasingly offered as 30-year leasehold. A lease instead of ownership.
Round V · Renting out◆ Point Pattaya
PattayaA year-round market: overwinterers, Bangkok weekend guests, long-term tenants. Conservatively 5 to 8 percent gross.
Koh SamuiHoliday peaks with strong occupancy, but the rainy season arrives late in the Gulf: November and December are traditionally Samui’s wettest months, right in the European season.
Round VI · Daily life and healthcare◆ Point Pattaya
PattayaInternational hospitals, full infrastructure, a large European community.
Koh SamuiMuch arrives by ferry and carries an island surcharge; complex medical cases go to the mainland or Bangkok.
Round VII · Island feeling◆ Point Koh Samui
PattayaCity energy with a sea view. If you seek true island slow life, you will not find it here.
Koh SamuiPure slow life, which is why holidaymakers love the island. A deserved second point.

Five to two for Pattaya, from a buyer’s perspective. For two weeks of dream holiday we would happily flip the result. For buying, renting out and overwintering it stays clear.

Books Samui for the holiday and double-checks the leasehold structure before any villa purchase. The island day exists here too: Koh Larn lies 45 ferry minutes off Pattaya.

Frequently asked questions

Can I buy a foreign-quota condo on Koh Samui?

Legally yes, the Condominium Act applies nationwide. In practice the supply is tiny: around 2,900 units on the whole island as of early 2025. Most properties are villas, frequently leasehold.

What does leasehold mean for Samui villas?

A 30-year lease, often with renewal options, but without ownership of the land. Since the harder line against nominee companies (2024), leasehold has become the norm on Samui. For buyers we prefer foreign-quota condos, where you acquire genuine freehold ownership as a foreigner.

How expensive is the flight to Koh Samui?

Bangkok Airways operates the island airport exclusively. Flights from Bangkok usually cost from 130 euros each way, considerably more in high season (as of 2026). The alternative via Surat Thani and ferry is cheaper but takes many times longer.

Does Pattaya have an island too?

Yes, Koh Larn: 45 minutes by ferry, bright beaches, clear water. Many owners make it their standard island day while living with city comfort.
