Buying a house in Pattaya: the legal truth

The short answer

Foreigners cannot own land in Thailand, not even through marriage. Legal routes to a house are a registered 30-year leasehold, owning the building via superficies, and a usufruct registered on the title. Nominee company structures for pure residence are not legal. The only property with full foreign ownership remains the freehold condo.

The company trap

Thai companies holding villas for foreigners with nominee shareholders and no real business are illegal, and scrutiny has tightened. If you simply want to live, leasehold plus superficies and usufruct cover the need cleanly; for condos, a company was never necessary.
