In short: LOVE IT Wongamat Beach is one of the most unusual new-build projects Pattaya currently has to offer - a wellness-focused low-rise resort by Global Top Group with a Japanese onsen, an ice bath, an infinity pool with sea views and a heart-shaped garden, just around 300 metres (about a 5-minute walk) from Wongamat Beach. Entry prices start at approx. EUR 67,600, with the sales launch on 18 May 2026. For DACH investors, right now is the most exciting moment: anyone entering during the off-plan phase secures construction-phase terms with realistic gross rental yields of around 5-8% p.a. in one of the most sought-after locations in North Pattaya.
What exactly is LOVE IT Wongamat Beach?
LOVE IT Wongamat Beach is a luxury condominium in resort-hotel style that positions itself as the most wellness-oriented project Pattaya has ever seen. Instead of a classic high-rise, what is taking shape here is a low-rise resort: four buildings of eight storeys each, set within a tropical garden landscape with a waterfall feature - including a striking, heart-shaped plot layout. A total of around 746 units are planned. The location is in the premium district of Wongamat/Naklua (Na Kluea) in the north of Pattaya, with the golden Wongamat Beach just about 300 metres away.

On top of that there is a yoga and pilates studio, a fitness centre, a golf simulator, billiards, table tennis, co-working spaces, a business lounge and a hotel lobby with concierge service. Selected units also offer direct pool access from the living area. You will find all the details and current availability on my project page for LOVE IT Wongamat Beach.
Who is behind it?
The developer is Global Top Group (Chaithanin Co., Ltd.) - a company well established in Pattaya that promotes more than 40 years of experience in construction and property development. Its roots reach back to 2005, when Mr Yigal Honah Heli launched the City Garden Pattaya project in a joint venture with Shining Light Business Co., Ltd. In 2012, Global Top Group Co., Ltd. was formally founded as the parent company, followed in 2018 by Marina Golden Bay Victoria Co., Ltd. for the project of the same name. In 2024, Chaithanin Co., Ltd. was restructured into a branding company - among other things in preparation for a possible listing on the Stock Exchange of Thailand. The company serves both Thai and international buyers. This very vetting of the developer - history, reference projects, substance - is part of my work for you: with an off-plan purchase running through to 2030, nothing matters more than a reliable developer.
Buying a new-build condo in Pattaya: the investment case in numbers
Let us get to what interests DACH investors most: the numbers. Wongamat has for years been one of Pattaya's most value-stable and sought-after locations - the calm, upmarket northern alternative to the busier city centre. Anyone buying here is buying into an address, not just a building. My Pattaya Off-Plan Price Report 2026 provides a complete market overview with current price ranges.
Entry prices and price per square metre
Entry prices at LOVE IT Wongamat Beach start at around EUR 67,600. That makes the project remarkably accessible for a premium Wongamat location with this level of wellness amenities - an entry point into one of Pattaya's most expensive locations that sits well below what many DACH buyers would expect to pay for beach proximity in North Pattaya. The range runs from the compact studio from 26 m² (available on all floors 1-8) through 1-bedroom units of approx. 35.7-39 m² and 2-bedroom apartments of around 52 m² up to generous 3-bedroom units of up to approx. 123 m². Several units can also be combined if you want more living space. I am happy to give you specific individual prices per unit - current and binding - in a personal conversation, since what is available on launch day changes quickly. You can work through how purchase price, rent and yield add up for a specific unit yourself with my investment calculator.
Rental yield, viewed realistically
I deliberately do not give you guarantees - but realistic ranges. For the Wongamat location, gross rental yields of around 5-8% p.a. are achievable, at the upper end of the range for well-laid-out, well-marketed units. Wongamat properties have historically commanded a rental premium of around 25-35% over comparable apartments in other districts - simply because the location is especially in demand among holidaymakers and long-term tenants. A plus point specifically here: Global Top Group offers a Premium Rental Investment Programme, a complete rental management service from tenant screening through to maintenance. For DACH buyers who are not on site themselves, that is a real lever - yield with little effort of your own. A return is not guaranteed by this, but the risk of vacancy and of managing from afar is significantly reduced.
Value growth and the off-plan lever
The decisive point with a sales launch on 18 May 2026 and completion in 2030: you buy at the terms of the start of the construction phase. Experience shows that a project's prices rise in several steps from launch to completion - those who get in early buy at the cheapest point on the curve. On top of that comes the general market trend in Pattaya: new builds are usually sold at a premium over existing stock, and the Wongamat location additionally benefits from a scarcity of good plots as well as from being within the Eastern Economic Corridor (EEC). So anyone willing to be patient for four years can combine the off-plan lever with the location premium. You can check how LOVE IT stacks up against other top new builds side by side using my comparison tool.
Payment plan: why off-plan preserves your capital
The big, often underestimated advantage of an off-plan purchase is not only the price but the cash flow. With a new build in Thailand you do not pay the full purchase price all at once, but spread it over the construction phase: a reservation, a deposit on signing the contract and then instalments tied to construction progress. The largest part - the final payment - only falls due on completion and transfer of ownership.
In concrete terms, with a time horizon to 2030 this means: your capital largely stays with you for years and works elsewhere, while you secure the unit at today's price. So you tie up only a fraction of the purchase sum, yet share in any value appreciation from the outset. I explain exactly this mechanism in detail in my guide Buying off-plan in Pattaya. You will receive the specific, binding payment plan for LOVE IT Wongamat Beach from me as soon as the official launch terms are available.
Legal certainty for DACH buyers: Foreign Quota and ownership
I hear this in almost every initial conversation: "Can I as a foreigner even acquire ownership securely?" The answer is: yes - with a condominium, via the clear, legally regulated route of the Foreign Quota. In Thailand, foreigners may acquire up to 49% of the total living area of a condominium project as genuine full ownership (freehold). This very share is the so-called Foreign Quota. Units within this quota belong to you in full and are freely saleable and inheritable - documented via the ownership title (Chanote) at the Land Office.
At LOVE IT Wongamat Beach, freehold ownership is available within the Foreign Quota; I will clarify the exact current quota availability for your preferred unit in a personal conversation, because it changes quickly right around the sales launch. Important for DACH buyers and a common misunderstanding: with a new build directly from the developer you conclude a sales contract with the developer, and the transfer of ownership is registered at the Land Office on completion. Unlike in the DACH region, no certifying third party is involved when buying in Thailand - the transfer of ownership runs through the Land Office. I only recommend your own legal counsel for a resale, that is, a second-hand purchase. For the off-plan new build I accompany you through the entire process - from reservation to transfer. If you want to go deeper, read my guide Foreign Quota, Freehold and Leasehold for DACH buyers.
Location check: why Wongamat
Wongamat is the premium address of North Pattaya for good reason. While the centre is lively and tourist-driven, Wongamat/Naklua offers a calmer, more upmarket atmosphere - with a refined restaurant and resort scene, well-kept beaches and a clientele that values quality. Wongamat Beach itself is regarded as one of the most beautiful beaches in the region: golden sand, comparatively little bustle, easily reached on foot. From LOVE IT Wongamat Beach it is only around 300 metres, so about a five-minute walk.
Nearby is also the famous Sanctuary of Truth in Naklua - an architectural landmark that further enhances the location. Strategically interesting too is its inclusion in the Eastern Economic Corridor (EEC), Thailand's major infrastructure and economic development programme, which bodes well for demand and value stability in the region over the long term. You can see exactly where the project sits and how it relates to other top addresses on my interactive Pattaya location map.
LOVE IT Wongamat Beach in comparison
How does the project fit into the market? Three points make it unique. First, the wellness concept: a Japanese onsen, ice bath, holistic spa and rooftop baths at this depth are currently not offered by any comparable Pattaya new-build project - that is a genuine unique selling point and also a rental argument. Second, the construction style: where many top new builds rely on high-rise towers with over a thousand units, LOVE IT is deliberately designed as a low-rise resort with only four eight-storey buildings - calmer, more exclusive, closer to nature. Third, the price-to-location ratio: an entry point from approx. EUR 67,600 in a premium Wongamat location with the beach five minutes away is highly competitive in the current market.
Compared with Jomtien's large beachfront high-rises, here you trade maximum skyline views for tranquillity, wellness and a more established residential setting. Which option suits you better depends on your goal - pure yield maximisation, owner use or a mix. You can best create a factual side-by-side with other flagship projects using my comparison tool, and my topic page Buying property in Pattaya sorts out the overall market.
Who is the purchase worthwhile for - and who not?
I will be honest: not every project suits every buyer. In my view, LOVE IT Wongamat Beach is particularly worthwhile for you if:
- You have a medium- to long-term horizon. With completion in 2030, this is not a project for a quick resale, but for the patient building of value and rental income.
- You value a calm premium location over the city centre and appreciate wellness, beach proximity and a resort ambience.
- You want to rent out but cannot manage the property yourself - the developer's Premium Rental Investment Programme is a real advantage here.
- You want to use the off-plan lever to preserve capital and enter at construction-phase terms.
And, quite deliberately, the other side - the project is less suitable if:
- You need to move in immediately or earn rental income immediately. Completion is planned for 2030; until then there are no keys and no rent.
- You expect a guaranteed return. The stated 5-8% p.a. gross are realistic market values, not promises - and off-plan always carries a residual risk regarding construction time and the market.
- You are looking for the vibrant centre with nightlife right on your doorstep - in that case the calm Wongamat location is not your profile.
I make exactly this assessment individually with every client - better an honest no than a wrong purchase.
Frequently asked questions about LOVE IT Wongamat Beach
When is the sales launch and when is the project finished?
The official sales launch is 18 May 2026. Completion is planned for 2030. This means you secure a unit at off-plan terms on launch day and use the construction phase for a spread-out payment plan.
What does an apartment at LOVE IT Wongamat Beach cost?
Entry prices start at approx. EUR 67,600. The range runs from the studio from 26 m² to the 3-bedroom unit of up to approx. 123 m². I will give you specific, binding individual prices per unit and floor, current, in a personal conversation, since availability changes quickly right around the launch.
Can I, as a German, Austrian or Swiss buyer, acquire genuine ownership there?
Yes. At LOVE IT Wongamat Beach, freehold ownership is available within the Foreign Quota. Foreigners can acquire up to 49% of a condominium's living area as full ownership. You conclude a sales contract with the developer, and the transfer of ownership is registered at the Land Office on completion. You do not need your own lawyer for a new build - I accompany you through the entire process.
What rental yield is realistic?
For the Wongamat location, around 5-8% p.a. gross is realistically achievable - without guarantee. Wongamat properties historically achieve a rental premium of around 25-35% over comparable locations. Global Top Group's Premium Rental Investment Programme handles the complete rental management on request, which significantly lowers the effort for you as an owner managing from afar.
What makes LOVE IT Wongamat Beach special compared with other projects?
The wellness-focused concept with a Japanese onsen, ice bath, holistic spa, yoga studio and rooftop baths is a unique selling point in the Pattaya market at this depth. Add to that the calm low-rise construction (only four eight-storey buildings), the heart-shaped garden with a waterfall, the infinity pool with sea views and the prime location around 300 metres from Wongamat Beach.
My conclusion
For me, LOVE IT Wongamat Beach is one of the most distinctive new-build projects Pattaya currently offers. It combines three things that rarely coincide: a genuine premium location in Wongamat, a wellness concept with no direct competitor, and an entry price from approx. EUR 67,600 that makes this location realistically accessible for DACH buyers. Anyone bringing a medium- to long-term horizon, wanting to benefit from the off-plan lever and to earn income comfortably through the developer's rental programme, will find a very coherent overall package here.
At the same time I say clearly: anyone who needs keys right away, immediate rent or a guaranteed return should look at alternatives - that is what I am here for as an adviser. The sales launch on 18 May 2026 is the moment when the best units and terms are allocated. If you want to examine the project seriously, let us talk in good time: on my project page for LOVE IT Wongamat Beach you will find all the details, and via my contact form I will get in touch with you personally - honestly, with no buyer's commission and with a clear assessment of whether this project fits your goals.
