Furnished Rentals in Pattaya: Types, Locations, Prices

In brief: Renting a furnished apartment in Pattaya is straightforward and affordable: studios start at around 8,000–12,000 THB per month, a stylish one-bedroom apartment costs approximately 18,000–35,000 THB depending on location, and more in beachfront areas such as Wongamat or Pratumnak. Almost all units are fully furnished and include pool and gym access. With an annual lease, the monthly rent drops noticeably – ideal for getting to know Pattaya at a relaxed pace before committing to a purchase.

Why furnished rentals in Pattaya make sense

Pattaya is one of the most rental-friendly cities in Thailand. The large stock of modern condominiums creates a healthy surplus of furnished units – keeping prices fair and giving you as a tenant a wide choice. Unlike in many other countries, you virtually never move into an empty apartment here: furniture, air conditioners, a fitted kitchen, and often crockery, bed linen and a TV are all standard. You basically just need your suitcase.

For many buyers from the DACH region, the rental phase is the smart first step. Anyone toying with the idea of eventually buying a condo will often spend a few months living here on a trial basis first – getting to know the different neighbourhoods, experiencing the climate, and finding out which location truly suits them. I particularly enjoy accompanying these "trial renters", because the best purchasing decision grows naturally out of actually living somewhere.

What types of apartment are available?

Pattaya's rental market is clearly structured by apartment type. The following overview helps you find the right format:

Studio (open-plan living and sleeping area)

At 25–35 m², this is the most affordable and most popular entry-level size – perfect for singles, long-stay holidaymakers and trial renters. One room combines sleeping, living and a compact kitchenette, plus a bathroom and usually a small balcony. Fully furnished, often in complexes with a pool and gym.

One-bedroom apartment

The standard choice for couples and anyone wanting more privacy: a separate bedroom, living area and kitchen, 35–55 m². By far the most in-demand format, available in every location.

Two-bedroom apartment

Ideal for families, couples expecting visitors, or those who simply need more space. 55–95 m², two bedrooms, often two bathrooms. Correspondingly more expensive in central locations and beachfront areas, but generously proportioned and very liveable.

Pool villa for rent

Beyond the high-rises, detached houses with private pools are available, mostly in quiet residential developments towards Jomtien or Huai Yai. A category of its own, but equally available as a furnished long-term rental.

Monthly rents by location: the data table

Location determines price more than anything else. The ranges below are realistic benchmarks for fully furnished units on an annual lease (as of 2026). Shorter terms and direct sea-view units will be higher. Rough conversion: approx. 38–39 THB per Euro.

For context, some market examples from 2026: a 52 m² one-bedroom apartment in Dusit Grand Condo View (Jomtien) is listed at around 24,000 THB, a studio with city views in Naklua-Wongamat from approximately 9,500 THB, and an upscale two-bedroom unit near Wongamat Beach can reach 50,000–80,000 THB. The wide range is explained primarily by floor level, sea view and the overall quality of the development.

Lease terms: monthly, six-monthly or annual

How long you rent for determines how affordable your accommodation is. Three common models:

  • Short-term (1–6 months): Flexible, but more expensive. You pay the highest monthly rate, and electricity is often billed at 8–10 THB per unit.
  • Six-monthly (6–11 months): A good compromise between flexibility and price, frequently already with a moderate discount.
  • Annual lease (12+ months): By far the most affordable option. Annual rents are often 10–30% below short-term prices, and electricity is charged at the government rate of around 4–5 THB per unit.

A practical example: a unit listed at 18,000 THB on a short-term basis can often be negotiated down to 16,000 THB on an annual lease. For trial renters who intend to stay longer anyway, an annual lease is almost always the right choice. What is included in the rent – and what comes on top?

In Pattaya, the base rent typically includes all furnishings as well as complimentary use of the communal facilities: swimming pool, fitness centre, often a sauna, lobby and 24-hour security service. The monthly common-area fee is paid by the landlord.

The following utility costs come on top and are borne by you as the tenant:

  • Electricity: metered usage; annual rate approx. 4–5 THB/unit (air conditioning is the biggest item).
  • Water: minimal, usually a few hundred THB per month.
  • Internet/Wi-Fi: often already set up; your own fibre package from approx. 500–700 THB.

All in, utility costs for a normally used apartment are usually 2,000–4,000 THB per month. If you use the air conditioning sparingly, you will come in below that.

Deposit, contract and the rental process

The process is pleasingly straightforward. The standard arrangement is a deposit of one to two months' rent plus the first month's rent in advance. Provided the apartment is returned in good condition, the deposit is generally refunded within a few days of the lease ending. The tenancy agreement is drawn up in writing and covers the term, rent, deposit, utility billing arrangements and an inventory list.

For the rental itself, foreign tenants do not need any special status – a valid passport is sufficient. Ask for an inventory list at handover and photograph the condition of the apartment. From renting to buying: the natural next step

Many of my clients start out as tenants and later decide to own their own apartment – often in the very neighbourhood where they did their trial stay. The appeal: while rent flows out every month, an off-plan apartment builds value. In the early construction phase, a new-build condo can be as much as 40% cheaper than at completion, and the Pattaya market has been appreciating by around 3–5% per year for years. Owners who later rent out their unit typically achieve a gross rental yield of around 5–8% per year.

Are the apartments truly fully furnished?
