I deliberately offer no guarantees, only figures based on experience. Realistically, rental yields at Embassy Life Jomtien are around 5–8% p. a. gross. The Empire Group itself calculates with monthly rental income of roughly 22,000 to 35,000 THB and an expected yield of 5–7% p. a. – a range that matches my own assessment of the market. Important for you as an investor: „gross“ means that the sinking fund, common-area fees, furnishing, management and vacancy periods still have to be deducted. How much remains net depends heavily on the rental model (long-term vs. short-term) and occupancy. The decisive mechanism behind it is the off-plan leverage: anyone entering today in the early construction phase buys at launch terms. Alongside this, there are Thai Quota and long-term leasehold structures. For most international buyers, the foreign freehold quota is the first choice, because it comes closest to the European understanding of ownership.

An important distinction – and this is what fundamentally sets Thailand apart from the German-speaking world: with such a new-build purchase, you conclude a sales contract directly with the developer. The actual transfer of ownership then takes place on handover through a registration at the relevant Land Office, where ownership is entered in your name on the Chanote title. For an off-plan new-build, you generally do not need your own lawyer – unlike a resale purchase of an existing apartment, where an additional review makes sense. Embassy Life suits you if you:

  • are looking for a mix of personal use and letting – the wellness concept makes the apartment attractive both as a personal retreat and for holiday guests;
  • value a quieter, more homely setting close to the beach rather than the pulsating centre;
  • want to enter right from the start during the construction phase, to take advantage of the off-plan leverage and the cheapest entry price;
  • want to preserve liquidity and see the instalment-based payment plan up to 2029 as an advantage;
  • prefer an established developer with a long track record over a newcomer.

Embassy Life is probably not for you if you:

  • want to move in immediately or let immediately – with completion in 2029, you need to be able to bridge the construction period;
  • expect a guaranteed, fixed yield – the sound range of 5–8% p. a. gross is an experience-based figure, not a promise;
  • are set on maximum high-rise height and a mega-project with over 1,500 units – in which case there are more suitable addresses;
  • cannot reliably provide the necessary equity in a plannable way over the construction phase;
