The honest answer with numbers, for international buyers

The short answer

The state PEA electricity tariff runs around 4.2 THB per kWh including surcharges (July 2026), but some buildings resell power through their own meters at 6 to 10 THB. A realistic one-bedroom pays 1,500 to 3,500 THB for electricity, 150 to 500 for water and 600 to 800 for fibre internet monthly. The key pre-purchase question: does the unit have a direct government meter?

The aircon math

Air-conditioning drives the bill: a modern 12,000-BTU unit running 10 to 12 night hours at 26 degrees costs roughly 1,000 to 1,800 THB per month. Inverter units, timers and 25 to 26 degree settings keep it civilised.

The developer-meter trap

Buildings without direct PEA connections resell power at 6 to 10 THB per kWh, more than double the state tariff, easily a four-digit THB difference monthly. Always ask for a direct government meter; on every project we broker, we tell you upfront.

Water and internet

Tap water is famously cheap at usually 100 to 300 THB monthly; fibre internet runs 600 to 800 THB. The complete monthly picture including the common fee lives at running costs.
