Anyone who has sat on the balcony with a morning coffee, looking out over the Gulf of Thailand, instantly understands why a sea view in Pattaya is not a luxury but a way of life. Beach-view condos are freehold apartments with a direct or sweeping view of the sea, and in Pattaya they are valued very differently depending on location, floor and orientation. I have conducted more than 500 buyer conversations since 2018, and the question of the sea view comes up almost every time. In this article I will show you which locations truly deliver, what a genuine ocean view costs, and why you should have this conversation with me before you decide.

Why a Sea View in Pattaya Is More Than a Selling Point



In Pattaya, a sea view is not a marketing phrase. It is a measurable value factor.

According to my market observations over several years, condos with a direct sea view achieve square-metre prices 15 to 30 per cent higher than comparable units without a view in the same building. They rent out faster, command higher daily rates on booking platforms, and hold their value more reliably, because supply is limited. The sea cannot put a new building in front of your balcony.

That is the decisive point: a sea view cannot be reproduced.

Anyone who buys a condo in the second or third row can lose their view to a new high-rise. Anyone who buys directly on the coast or in a protected location has an advantage that lasts. That is why the choice of location for beach-view condos is no minor matter. It is the single most important decision of all.

The Best Locations for Sea-View Condos in Pattaya



Pattaya is not a homogeneous city. The coastline stretches over many kilometres, and depending on the location we are talking about completely different products, prices and buyer groups.

Wongamat: Prestige and a View to the North



Wongamat lies in the north of Pattaya and is considered one of the city's most exclusive residential addresses. The beach is quieter, the crowd is more international, and the developments are high quality. Many of the high-rise projects here offer an unobstructed view of the sea, because parts of the terrain sit slightly elevated and the building gaps along the coast are limited.

For beach-view condos in Wongamat you will pay, as of 2026, between 80,000 and 160,000 baht per square metre depending on the project and floor. Studio units with a sea view start at around 3.5 million baht, while two-bedroom apartments with a full ocean view often range between 6 and 12 million baht.

Gross rental yields in good Wongamat projects are around 5 to 7 per cent, and net, after costs and vacancy, a realistic 4 to 6 per cent. Wongamat Beach

Pratumnak Hill: Sea Views with Character



Pratumnak lies between the south of Pattaya and Jomtien. The hill is the decisive factor. Anyone who buys in the right spot on Pratumnak has a view over both bays. That is rare and accordingly sought after.

The location is quieter than the centre, yet still close enough to everything. The buyer profile here is often European, 45 plus, looking for a long-term stay or a retirement home. Pratumnak delivers exactly that: substance, peace and a view.

Prices for sea-view units on Pratumnak vary widely depending on the project and elevation. Good units with a panoramic view range between 70,000 and 130,000 baht per square metre. Pratumnak Hill

Jomtien: Sea Views at a Fair Price



Jomtien is the wide beach south of the centre. Along Jomtien Beach Road there is a string of high-rise projects offering direct or very near sea views. The price level is more affordable than Wongamat and the location is somewhat less exclusive, but the quality of the sea view can certainly hold its own.

Anyone wanting to buy a condo in Jomtien with a genuine ocean view should check the orientation carefully. Units facing west get the sunset. Units facing south or south-west offer an open view of the gulf. Units facing east look out over the city. That can make a difference of sometimes several million baht.

Na Jomtien and Bangsaray: The Next Wave



My readers know who I am: I live in Bangsaray. And I do not say that without reason. Na Jomtien and Bangsaray are the southern extension of Jomtien, and this is where some of the most interesting beach-view projects in Thailand of recent years are taking shape.

Large developments right on the water, wide beaches, less traffic, more nature. Entry prices here are often lower than in the north, and the sea-view potential is actually higher because of the lower building density. Many investors who buy in Na Jomtien or Bangsaray today do so precisely for that reason: because the market here is not yet fully priced in, while the location is set to appreciate strongly over the long term. What Makes a Genuine Sea View: Four Criteria You Should Know



Not every "sea view" is the same. You learn that quickly when you have as many viewings behind you as I do.

Floor and Building Height



A sea view from the 5th floor looks different from one on the 25th floor. On lower floors, a single new building in the neighbourhood is often enough to block the view. On higher floors the horizon is clear, the view is wider, and the risk of it being built out drops considerably.

Orientation of the Unit



West means sunset over the sea. Stunning, but also: afternoon heat on the balcony. South-west is often the best compromise. North looks out over the bay or further out to sea. East looks towards the city or the hills. The compass direction determines not only the view but also the temperature, the light and the usability of the balcony.

The Plot Situation in Front of the Building



Are there development plans for the plot in front of the project? Is there a protected zone, a public beach, a national park? Or are there building permits for future high-rises? This must be checked. I know these plot situations in the relevant locations of Pattaya well enough to give you an honest assessment.

Balcony Position Relative to the Façade



Some projects describe units as "sea view" even though the sea is only visible from one corner of the balcony. That is technically correct but disappointing in practice. A genuine sea view means: you stand on your balcony, drink your coffee, and the sea lies before you. Not somewhere off at an angle to the lower left.

Yield and Appreciation: What Beach-View Condos Really Deliver



I speak honestly with my clients. And honesty here means: beach-view condos are not a pure yield strategy. They are a combination of personal enjoyment, lifestyle and a solid investment.

Gross rental yields in genuine sea-view projects in Pattaya are between 5 and 8 per cent. Net, after management costs, occasional vacancy and sinking-fund contributions, 4 to 6 per cent is realistic. That is solid for an Asian holiday-property market.

On top of that comes appreciation. In sought-after locations such as Wongamat, Pratumnak, Jomtien and the emerging south, the Department of Land and Bank of Thailand property data has documented moderate but continuous price increases over several years. Pattaya is not a speculative market with wild swings. It is an established location with stable demand, a growing international buyer market and clear infrastructure development. U-Tapao Airport is being expanded. The Bangkok–Pattaya high-speed rail is coming. These are not rumours; this is committed infrastructure.

Beach-view condos benefit from this disproportionately. Because their location is unique. Because supply is not growing, while demand is.

How to Find the Right Beach-View Condo



I will give you a clear answer: on your own it is difficult. Not impossible, but difficult.

The Pattaya property market is hard to read. There are off-plan projects, existing properties, resale units and direct sales from developers. Some projects advertise "sea view" even though the view will be blocked by the neighbouring project in two years. Some bargains have title problems or fall outside the foreign quota.

I have seen these mistakes hundreds of times in buyer conversations. Sometimes I was able to prevent them; sometimes buyers came to me after it had already happened.

A local lawyer checks the Chanote title before the purchase. An FET certificate (Foreign Exchange Transaction Certificate) is mandatory when foreigners buy under the foreign-quota model. Those are the basics. The rest — the right location, the right project, the right unit and the right negotiating strategy — that is my work.
