Naklua, the adjoining neighbourhood originally shaped by fishermen, offers a relaxed, somewhat more authentic feel with good local markets.
For owner-occupiers who value a quiet, high-quality setting close to the beach without giving up the conveniences of the city, Wongamat is often the ideal choice. Accordingly, new-build prices here are at the upper end, ranging from 170,000 to 250,000 baht per square metre for premium beachfront locations.
Pratumnak: the peaceful hillside with sea views
Between Central Pattaya and Jomtien lies Pratumnak Hill, affectionately known by locals as the quiet hill. This location is an insider tip for owner-occupiers: centrally located and just minutes from everywhere, yet pleasantly quiet and green itself. Anyone seeking maximum tranquillity and the latest build quality, and willing to accept the slightly greater distance to the centre, will find their feel-good location here. Jomtien offers a good entry point for new builds from around 110,000 baht per square metre, while Na Jomtien as a premium location reaches up to 260,000 baht.
Central Pattaya: action and vibrancy
If you're after pulsing life, Central Pattaya is the place. Here everything is within walking distance: shopping centres, restaurants from around the world, nightlife, the beach promenade. For owner-occupiers who love vibrancy, sociability and short distances, the centre is unbeatable.
The flip side is the noise. If you want to sleep peacefully, pay attention to the orientation when choosing your apartment, so not facing directly onto the busy street or the nightlife. With the right unit, however, you can live quietly even in the centre. Central Pattaya also offers the highest rental demand, should you ever wish to let the apartment later. New-build prices range, depending on the project, between 120,000 and 200,000 baht per square metre.
Studio or one-bedroom for owner-occupation?
