A show unit (model apartment or model room) is a fully furnished sample unit that the developer sets up in a sales gallery or directly on the construction site. It is designed to give you a feel for the ceiling height, layout, materials and living atmosphere long before your own off-plan condo is finished. In Pattaya and Jomtien, a professionally designed show unit is now standard for every larger new-build project.
This is an excellent thing — because it makes an off-plan investment tangible and removes much of the abstraction that comes with a mere floor plan. At the same time, you should be aware: a show unit is always also a sales instrument. It is lovingly styled, often with designer furniture, indirect lighting and occasionally upgraded finishes. That is entirely legitimate and customary. Your job as a savvy buyer is simply to clearly distinguish between three levels: the styling (decor, furniture), the structural substance (layout, materials) and the contractual delivery specification (what is delivered in black and white).
Layout and sense of space: dimensions that stay invisible on the plan
The greatest value of a show unit lies in experiencing the space. On paper, 35 m² feels abstract — only when you stand inside it do you sense whether the layout works for you. Pay particular attention to:
- Ceiling height: In Pattaya, 2.55–2.70 m is typical; high-quality projects sometimes offer 2.80 m or more. High ceilings make small units feel airy.
- Usable wall space: Where can you sensibly place a bed, a sofa, a wardrobe? Door swing areas and floor-to-ceiling windows "use up" placement space.
- Bathroom and kitchen layout: Is the kitchen a proper cooking area or merely a pantry? Does the bathroom have a window or ventilation?
- Balcony depth: A 1.20 m deep balcony is usable; a 60 cm "French balcony" rather is not.
Important: the show unit often presents a particular type — your own unit may have a mirrored or differing layout. Always ask to see the specific floor plan of your reserved unit and place it next to the model room. Natural light and orientation: the underrated value factor
A show unit in an air-conditioned sales gallery tells you nothing about the actual light your unit will receive. The tropical light in Pattaya is intense — the compass orientation determines heat build-up, electricity costs and living quality. If the show unit is already built in the shell construction on your floor, that is ideal. Otherwise, clarify using the site plan:
- East/North: pleasant morning light, less heat load, often the most sought-after units.
- West: spectacular sunsets over the Gulf, but strong afternoon heat — good shading and heat-protection glazing are essential here.
- South: bright all day, in Jomtien often combined with a sea view.

Materials and workmanship: a close look pays off
This is where quality separates itself from show. Go through the surfaces with your hands and eyes — a good developer is proud of them and answers every question openly. The most important points to check:

Show unit vs. delivery specification: the decisive comparison
This is the single most important point. The show unit often shows the most attractive possible finish; what gets delivered is what the contract defines as the standard delivery specification ("specification list" or "material schedule"). The two can be identical — but they need not be. Upgraded designer variants, premium fittings or special furnishings in the show unit are sometimes upgrades that cost extra.
So insist — politely but firmly — on the written specification list and ask one simple question for each item: "Is exactly this element included in the standard delivery — and where does it say so in the specification?" A viewing is also your chance to get to know the developer. Ask these questions — the answers say a great deal about reliability and quality:
- Does the show unit correspond 100% to the standard delivery specification, or does it contain upgrades?
- Which brands are used for sanitaryware, fittings and air conditioning?
- What does the payment plan look like, and what share is available within the Foreign Quota?
- When is completion planned, and how reliable was the schedule on earlier projects?
- How high are the running costs (common area fee, sinking fund)?
- What warranty applies after handover? (Under the Condominium Act: 5 years for the structure, 2 years for the remaining building components.)
