Buying at Aquarous Jomtien 2026

In short: Aquarous Jomtien is one of the most exciting off-plan projects I can currently show international buyers: two high-rise towers of 44 and 47 storeys, 606 residential units, a double sky facility with 270-degree sea views over the Gulf of Thailand, and just 500 metres to Jomtien Beach. The developer, AssetWise, is publicly listed and was named "Most Popular Developer in Thailand" in 2025. Entry from approx. EUR 147,160, completion November 2027, realistic gross rental yields of around 5-8% p.a. In this spotlight I answer honestly the question every investor cares about: is it worth buying?

What exactly is Aquarous Jomtien?

Aquarous Jomtien Pattaya carries the guiding theme "The Impression of Blue" – a luxurious "Staycation Residence" right by Jomtien Beach. Its positioning is "Urban meets Beach": modern, urban architecture meets a relaxed beach lifestyle. The design language is inspired by wave and sand patterns, the colour palette harmonises with the sea and creates a calm, restful atmosphere. The aspiration behind it is "Escape the Chaos": waking up every day to the sound of the waves and enjoying panoramic sea views – and here that is no empty phrase, because around 85% of all units are oriented towards the sea.

The amenities are clearly in the upper league. On the ground floor you will find an Aromatic Garden, several lounges (Tea, Residence, Library) as well as four pools at once: Lazy Pool, Fun Pool, Beach Pool and Kids & Fun Pool. On the third floor lies the Aqua Club with a Japanese onsen, steam bath and sauna, kids club, play area, family lounge and game arcade. The real highlight, however, sits right at the top: the double sky facility ("Double Cloud Facility") on the 43rd to 44th floors with a Sky Pool, Sky Lounge and Sky Fitness – with 270-degree sea views. Who is behind it?

The developer is AssetWise Public Company Limited (project company: Wise Estate 20 Co., Ltd.) – and this name is a weighty argument for me. AssetWise is a property developer listed on the Stock Exchange of Thailand (SET) (ticker: ASW), founded on 19/01/2005 as a limited company, converted into a public company limited on 05/05/2020 and listed on the stock exchange in 2021. The CEO is Kromchet Vipanpong (since 01/03/2016), who holds around 24.4% of the company. The track record comprises more than 80 residential projects since 2005 with a combined value of over THB 132.8 billion; well-known in-house brands include KAVE and ATM. The brand promise is "We Build Happiness". In 2025 AssetWise celebrated its 20th anniversary and was named "Most Popular Developer in Thailand 2025" at the LivingInsider Award – alongside three consecutive years of 5-star corporate governance (top quartile). Aquarous itself received the "Best Condo Architectural Design (Eastern Seaboard)" award at the PropertyGuru Award 2024. Vetting the developer is my job – and a publicly listed developer with this record noticeably reduces completion risk.

The investment case in numbers

Let's look at what interests international investors most: the numbers. Jomtien is currently one of the most dynamic sub-markets in Pattaya – quieter and more family-friendly than Pattaya Beach, but with strong demand from holidaymakers and long-term tenants. Entry prices and price per square metre

At Aquarous Jomtien, prices start at approx. EUR 147,160. The entry type is the 1-bedroom Superior at 34.70 to 37.65 m². Those seeking more space or a rental suite will find 1-bedroom Deluxe units (43.80 to 61.30 m²), Deluxe Suites of over 76 m² as well as 2-bedroom types (Executive, Grand Executive and Executive Suite) of over 127 m². I deliberately do not give blanket per-unit prices – they depend on the tower, floor, orientation (sea view!) and floor plan. Realistic rental yield

I deliberately offer no guarantees here, but realistic ranges. The beachfront location (500 m to Jomtien Beach), the full furnishing and the resort amenities make Aquarous attractive both for short-term/holiday letting ("Staycation Residence") and for long-term letting. Gross rental yields of around 5-8% p.a. are to be expected – in practice, the upper half is achieved above all by those who professionally let a well-laid-out, sea-view-oriented unit and keep vacancy periods low. Capital growth and the off-plan leverage

The real leverage in an off-plan purchase lies in the time factor. You secure today's construction-phase price and pay in instalments through to November 2027 – while the project is completed and the Jomtien Beach location continues to be upgraded. For Aquarous I consider capital growth in the order of 15-25% by completion to be realistic, depending on the market and the chosen unit. This is not a guarantee, but a well-founded assessment based on the current Jomtien dynamic. Payment plan: why off-plan preserves your capital

Perhaps the biggest advantage of an off-plan purchase is the preservation of capital. Instead of tying up the full purchase price immediately, you make a manageable down payment and pay the rest in instalments spread over the construction period – the final instalment is only due on handover. This keeps your capital flexible for longer, and you grow financially alongside the project rather than pre-financing it. I will explain the specific payment plan tailored to Aquarous (down payment, construction instalments, final instalment on handover) to you individually – it depends on the chosen tower and unit type. Also important for your calculation are the recurring and one-off ancillary costs: the Common Area Maintenance (CAM) is THB 67/m²/month and must be paid 12 months in advance on handover; the sinking fund (maintenance reserve) is a one-off THB 500/m². I factor these items transparently into your yield assessment in advance – there are no surprises with me.

Legal security for international buyers: Foreign Quota & ownership

Here I am glad to clear up uncertainties, because the topic sounds more complicated than it is. Aquarous is offered as both freehold and leasehold. As a foreign buyer you can acquire genuine freehold ownership within the framework of the so-called Foreign Quota – up to 49% of the building's total floor area is open to foreigners as full, exclusive ownership. The remaining 51% (Thai Quota) is reserved for Thai citizens or accessible to foreigners via a leasehold or Thai company structure. My clear advice for international investors: secure a unit within the Foreign Quota – it is the cleanest and most internationally recognised form of ownership.

Important and often misunderstood: with an off-plan new build, you conclude a sales contract directly with the developer. Unlike in Germany, Austria or Switzerland, no certifying third party is involved when buying in Thailand – instead, the transfer of ownership is completed through official registration and the transfer of title at the responsible Land Office. On handover, your name is entered there as the owner of the unit, and you receive the title deed (Chanote). Your own lawyer is not strictly necessary for an off-plan new build through a publicly listed developer like AssetWise – I accompany you through every step and ensure your unit is correctly registered in the Foreign Quota. Location check: why Jomtien

Location is and remains the most important yield factor – and over recent years Jomtien has developed from a sleepy beach suburb into a sought-after residential and investment location. Jomtien Beach is only around 500 metres away and is the quieter, more family-friendly alternative to the bustling Pattaya Beach: a wide promenade, gently sloping water, plenty of space. Right on the doorstep is Jomtien Second Road with restaurants, cafés and the beach promenade. Pattaya Underwater World and the Outlet Mall are in the immediate vicinity, and with the Ocean Marina Yacht Club – the largest yacht marina in Southeast Asia – you reach a genuine premium destination in around 11 km. The connection to Sukhumvit Road and the motorway towards Bangkok is fast. Aquarous Jomtien in comparison

Aquarous is not the only top-tier project in Jomtien – and that is precisely why a sober look at the differences pays off. Compared with the very large mega-towers of over 1,500 or 1,900 units, Aquarous, with 606 residential units across two towers, opts for a somewhat more manageable scale – which can have a positive effect on the living experience and the ratio of residents to facilities. Its unique selling points are the consistent sea-view orientation (around 85% of units), the double sky facility with 270-degree panorama, and the publicly listed, multiple-award-winning developer AssetWise. Price-wise, the entry from approx. EUR 147,160 sits within the corridor typical of high-quality Jomtien new builds. Who is it worth buying for – and who is it not?

Honesty is part of my advice, which is why I say clearly who Aquarous suits – and who it suits less well.

Aquarous suits you if you are looking for a beachfront, sea-view-oriented unit with resort character, value a capital-preserving off-plan entry with an instalment plan through to November 2027, place importance on a publicly listed developer with a demonstrable track record, and want to partly let the property and partly use it yourself. The combination of location, full furnishing and amenities is also attractive for pure yield buyers focused on holiday and long-term letting.

It is less suitable if you want to move in immediately or generate rental income in the short term – as an off-plan project, completion is not due until November 2027. Anyone expecting absolute guarantees on rental yield or capital growth is also in the wrong place here: I work with realistic ranges, not promises. And anyone seeking the absolute cheapest studio with no expectation of amenities will find entry-level properties with a lower entry price elsewhere – Aquarous deliberately positions itself in the upmarket segment.

EUR 147,160 and realistic gross rental yields of around 5-8% p.a. Anyone who values the beach, high-quality resort amenities and the off-plan leverage effect will find a well-rounded overall package here. I also stay honest about the risk: it is a new build, handover lies in the future, and yields are ranges, not guarantees.
